    I have been in the Rapid City business community since 1985 owning and operating a jewelry retail and repair business from 1985 to 2004 and a real estate professional from 2004 to present I have lived in Rapid City since 1972 so I consider Rapid City my home I have been married to my wife Pam since 1989 and have 3 children I am very active in the community serving as a Boy Scout Leader soccer coach and a baseball coach I am also a member of my church parish council In 2009 I was elected as a local director for the Black Hills Association of Realtors I am very passionate about my real estate career I treat all of my clients as friends and by doing this they feel comfortable with me This turns the sometimes uneasy feeling of buying or selling a home into an enjoyable one I have had numerous awards in the past years as a real estate agent including multi million dollar producer in all my years as an agent top producer in sales and volume for Prudential Kahler in 2007 and Keller Williams Spirit of Cooperation winner in 2016 2019 proves to be the best year yet with over 70 units sold and over 20 million in sales volume I continue to sell and serve the Black Hills community From start to finish and beyond I am here for you Think of me as Your Friend in Real Estate

    Earnest money at closing?

    One of the most common questions I get. What I tell my buyers; earnest money shows your serious interest in the home, it's a good to go high especially when you are competing with other offers. It goes towards the purchase price. It's usually hard for a seller to keep your earnest money if you get out of the transaction due to a contingency (financing, inspection, appraisal,) It does reflect on the closing statement and ultimately allows the buyer to bring less to the closing table. In some cases like VA loans where you can finance 100% you could get money back at closing.
