I had just lost both of my parents at the same time and the grief and pain that I was experiencing Wendy was so empathetic to my current situation, and then having to turn around and sell their house, thinking every time I went there that my mom and dad dont live there anymore. We were starting to sell when it was a buyers market, we just missed the sellers market. Realtors were in a great position when the market and buyers were going crazy. When it switched to a sellers market and everything shifted to under market offers. This is where Wendys realtor experience really paid off. Her and her team did everything the old-school real estate way, not just using social media, but contacting people and finding Leads and canvassing the area, which is something I remember when I worked as a secretary for a realtor company. The realtors worked really hard to get customers. They didnt sit around and wait for them to walk through the door. They went out and got them!! She put her time knowledge and expertise into selling our house to the fullest. We had multiple offers, which were quite unacceptable. When we finally got a decent offer, they were using their lawyer instead of their realtor to negotiate with us. He was over, bearing, rude and flipped a contract on us and his clients favor after they signed our contract and agreed to it. Needless to say after I just lost my parents and had to sell their home, more drama and trauma, was the last thing we needed. Wendy negotiated the deal beyond belief and really went to bat for us. Which was only something an experience Realtor would know how to do. I would recommend Wendy and her team to anybody and I have referred my friends to her already. No matter what side of the table youre on her team has all the bases covered. We contacted them nearly three years before we sold our home after our first realtor did not provide the support we needed. They visited the house and made recommendations on the changes they believed would maximize our sale price, including a fresh coat of paint, updated light fixtures and cabinet hardware, and new carpeting in several rooms. When we asked them for names of contractors for improvements that we wanted to make to the house, they provided the names of several good contractors that we used. They also helped us successfully appeal our real estate taxes, saving about $4000 over two years. They provided all of this service before we signed a contract with them.To ensure that we would get the best price for our home, they encouraged us to put it on the market several months before we originally planned. They also revised their recommendations on the improvements we should make based on the strong real estate market.Since we were moving out of the area, they also recommended a fantastic realtor for us in that area that helped us find our new home.Our home in Lemont was on the market for two days. We received 8 offers from 19 groups of people that toured the house. Three offers were over asking price. We moved from out of state and decided to rent for the 1st year so to get to know the area a little better. As we were nearing the end of our lease we had reached out to Mark and Wendy Pawlak to assist us with our new home search. That year we were renting went really fast and we hadn't gotten to know the area quite as well as we had hoped which is why Mark was instrumental in helping us assess our critical needs as well as wish list items for our new home. As our home search continued, Mark quickly learned that my husband and I had very different ideas of what we wanted in our perfect home. He helped us determine our common desires, the type of neighborhood and sense of community that we were looking for. He qualified on what other items in the surrounding areas that would be important to us...bars, restaurants, churches, activities etc. When we started our search for our new home, inventory of houses on the market as a whole was very low, we had a pretty strict budget and houses were selling very fast. Mark was in touch with us daily with new listings, and promptly scheduled regular and VERY organized home viewings as to allow us to see as many houses as we could in the shortest amount of time. We reassessed regularly via the phone, texts and email until we found the perfect home for us. Mark took care of all the communications with the sellers realtor, was able to give us some trusted names of home inspectors and a lawyer for document reviews and for closing. We closed on our house on April 1st and was one of the early closings that took place under the Covid-19 restrictions. As we were a little nervous not having Mark able to be present at the closing, he checked in with us several times and was able to answer all of our questions.....closing went very smoothly. We are grateful for Mark's guidance, understanding, and PATIENCE and we just love our new home.
