She helped us sell a house that just wasn't working for us back in the late autumn of 2016, guiding us with patient and wise counsel and then, after we'd made the decision to pull the trigger, landing us an acceptable offer in only 48 hours. For the next four years, while my wife and I lived in apartment, we from time to time would look and houses and contact Wanda to have her show us a house. Wanda always arrived for the showing with a personalized "book" put together for each property. But none of the houses she showed was right for us, and we began to feel like we were wasting her time. Wanda wouldn't hear of it, and continued to make sure that we knew we could contact her whenever we had any questions. Most importantly, she made sure that we understood that "you don't choose the house, the house chooses you," and that she wanted us to keep calling her until we found the right house. We finally did in September of 2020. Given the hot market in Madison, an aggressive yet creative offer was vital to us having any change and getting the house, and Wanda put together just such an offer. Wanda and Audra are fantastic and my wife and I cannot recommend them enough. ZillowVERIFIED When my wife and I relocated from Connecticut to Madison 4 years ago we were referred to Wanda by our selling agent in CT. It turned out to be a truly serendipitous referral as Wanda did an extraordinary job in finding us our new home in Middleton. Her primary challenge was our being very accustomed/partial to New England style homes as opposed to the preponderance of Craftsman homes more in vogue here in the Midwest. Wanda exhibited market knowledge, a keen ability to understand what we were looking for and the patience to stay with it. Once we decided upon our home Wanda was very helpful in negotiating our buy. She stated confidently that the house was in a prime location and would yield a good resale value. She was, atypically so, wrong. We just sold our house (through Wanda of course) and we sold for asking price PLUS! Both experiences (i.e. buying and selling) were pain-free and very user-friendly, both compliments of Wanda. In addition to being an excellent realtor/businesswoman, she is a genuinely nice, fun person to be with. All told, Wanda Roche is THE BEST realtor we have ever worked with and we highly recommend her.

The housing market was crazy when we were looking, with several other homes selling the day they were listed for well over asking price, but Wanda was quick to get us into showings and helped us to find a home in our budget that wasn't over priced. ZillowVERIFIED Wanda Roche and Laurie Zoerb from Stark are the realtors we would highly recommend IF you are needing to sell or buy a home. They came highly recommended to us, and they did not disappoint. We contacted them in late October to sell our home, quite past the prime season. Despite this, they brought us an offer in less than 7 days,.....and we closed on the accepted counter offer 4 weeks from that date. Wanda and Laurie kept us in the communication loop every step of the way, and communicated with all necessary parties. This included the buyer's realtor, buyer's lender, home inspector, independent plumbing (septic) inspector. Any and all inspection reports came to Wanda, she negotiated with the buyers as to what was necessary for us to fulfill....and then relayed this outcome to us. Wanda continues to collect a network of professional experts to call on when evaluations or reviews of any portion of the property are necessary. When anything seemed unreasonable or inequitable for either the seller or the buyer, she voiced this concern and resolved it so that both buyer and seller would have a fair outcome. Putting this another way, Wanda is very experienced and able to truly act as a reasonable and fair negotiator between buyer and seller....while she technically only represents one. This is because she Is honest, fair and truly wants to witness a satisfactory and harmonious closing for both the buyer and the seller.

For my situation, Wanda was incredible because she was able to handle many of the things I simply didn't have time to handle - working with contractors to schedule repairs, staging the house, working with other parties. She was willing to work late at night when offers came in, and she put a lot of effort into making sure I got the best outcome.
