ZillowVERIFIEDI purchased my first home on July 7, 2023. We had no Realtor initially; we simply found a property we liked and decided to work with the Realtor who had listed it. In hindsight, that decision proved to be a mistake. As first-time homebuyers, our experience in making such a purchase was limited. When the inspection day arrived, the Realtor did not advise us to hire our own inspector. He claimed to have attended the inspection, but I am convinced that the house was not properly inspected. Shortly after moving in, we encountered several issues, the most immediate being a malfunctioning washing machine. It turned out that the belt needed to spin the drum was broken. Despite replacing the belt, the machine remained inoperable, and we had to purchase a new one. I was left wondering how such an obvious problem had passed inspection. In the following months, our water bill fluctuated significantly, ranging from over $500 to $350. Initially, I suspected the sprinkler system, but after consulting with the city, it was discovered that there was a leak in one of the bathrooms. Once again, I questioned the thoroughness of the initial inspection. Nine months after purchasing the home, we rented it out. The tenant soon informed me of a major leak from the master bathroom bathtubaEUR"a bathtub that had never been used during the eight months we lived there. It turned out that the bathtub could not retain water. This raised further doubts about the efficacy of the inspection, which was conducted by Julio C. Perez (License # HI 835) under the purported supervision of the Realtor, Victor Cruz. During the process of renting out the property, we managed it without the assistance of any Realtors. Victor Cruz, however, contacted me to propose renting the property himself. When we declined, he insisted that we remove the listing photos from Zillow, claiming the previous owner would not appreciate seeing their furniture onlineaEUR"a nonsensical argument since Zillow commonly displays such images long after properties are sold. Sadly, I made the mistake of giving Victor a positive review on Realtor.com after he repeatedly requested one. I agreed out of kindness, but it turned out to be a regrettable decision once all these issues came to light. What a big regret. I would advise against using Victor Cruz as a Realtor. His actions suggest that he operates solely in his own interest, and his lack of integrity and professionalism is evident. For peace of mind, I recommend finding a more reliable Realtor.
