1. Get prequalified with a local lender.
2. El Dorado and Placer Counties are beautiful and lush with trees and vegetation, because of this we have higher fire insurance costs. Be sure to get a local Insurance quote. Many out of town Insurance agents will automatically say "NO" when they should say "Yes". Or they say "Yes" and have not viewed the property and cancel insurance shortly after closing on the home.
3. Using an experienced Buyers agent can be the difference in not just getting an offer accepted but also for not over paying for a home. Listing agent many times are there to look out for the Sellers and thus Buyers who use the listing agent can be guided to over pay.
1. Using a local agent who knows your area is crucial.
2. Zillow just uses algorithms and doesn't know the details of your home and neighborhood.
3. Pre inspections are important when listing a home. I suggest a Whole House Inspection, a pest inspection, and a roof inspection.
4. Staging and decluttering your homme are important, but don't remove everything, many times after staging the home feels sterile and cold, a couple of family photos and personal items are good. You want Buyers to know that you loved the home. If they see a couple of cute and warm family photos they will associate that warm feel to the home. Taking all those out is old school and in my opinion is not needed.
5. Make sure your agent has a marketing plan.

How to Build my Credit to Buy a House?
I usually advise my clients to talk with a local lender. Most lenders will be able to pull your credit and see what areas you need to work on. The main areas are establishing credit, using your credit at about 25% of what is available for you to use, and not having too any different lines of credit.
