Shearrived ay my place with comparable houses that had sold in the recent past,not just a list but photos and details so Isee exactly where my house compared.She also walked me though her marketingplan which included all the normal stuff likeopen houses,meeting other agents etc butwhat really excited me was a prelisting ofmy house in "coming soon" which allowsagents to see my house before it goes public on the mls....this she did while i wasdoing last clean up and prep of the place for sale. She recommended we list the housefor a price i thought was too high to be honest.......but she assured me it was thecorrect price and hopefully will attract multiple offers....i was nervous but hopeful.The day before my listing was to go live onthe mls we got 2 offers ....first one $5k overour listing price and 2nd. a matching backup offer... i was so happy and relieved..I was thankfully right in trusting her andit paid off. ZillowVERIFIED I owned my house for 17 years and decided it was time to sell. I met Tracy and she did a walk-through of the property. She took notes along the way and made suggestions for some repairs/renovation that should be made before we listed the house for sale. I agreed with her suggestions and signed a contract with her as Seller's Agent. We did a "coming soon" deal for 21 days while the repairs/renovation were being made which put the house on the MRIS and gave potential buyers the chance to see it before we actually listed it for sale. Once the listing went live, we had many, many interested buyer's. Tracy held two open houses and we had several people show up for both. The house sold quickly and the closing went very smoothly. I was very impressed with Tracy's knowledge of the procedures involved in a real estate transaction. She was a consummate professional and I now consider her not only my realtor, but a friend. We will use her again for the sale of a second property in the coming months. I have given her name to several people in my community who are looking to sell.

ZillowVERIFIED We chose Tracy to sell our home solely based on her reviews and the assumption that they were all from past clients. This was a mistake that has cost us thousands of dollars. I'm truly hoping you don't make the same mistake we did.First and foremost, Tracy failed to submit our response to our buyer's repair requests and this alone cost us more than $3,000 including a $1,750 credit to the buyers. It seems no response from a seller within a 3 day allotment commits a seller to agree to all repairs. Instead of admitting to her mistake, Tracy tried multiple times to manipulate us into signing in agreement. When we kept refusing and finally confronted her about it, she admitted what happened and offered us a credit after closing (in writing) to cover at least the $1,750. Closing came and went but our credit never appeared. When we finally got a response from her weeks later, she said the commission she earned on our $461,000 home had already been spent and offered us only $800 towards the $1,750 credit she had promised. This was the last straw and the reason we will continue to pursue this with the Board of Realtors as well as legally. Who knows how many other clients she has taken advantage of who have not had the time, energy or resources to hold her accountable.When Tracy met with us for the first time she told us she specialized as a seller's agent. She went as far as to tell us that she hates carting buyers around to view homes and even admitted she became very irritated when a recent client asked her to see too many homes. This made an easy decision for us to choose another buyer's agent, but we regret that we fell for Tracy's sales pitch as a seller's agent.Tracy promised that she only uses professional photographers and said she never hosts an open house with less than 2-3 agents present. She also insisted we do the 21 day "coming soon" listing while we had new siding being put on our house, but failed to make arrangements for a professional photographer, although fully aware that an extension was not an option. A few days before our listing went live, Tracy still had no one lined up to take our photos and since we knew the first few days are the most important, we literally had to spend 10+ hours taking and editing OUR OWN PHOTOS of our house! She had also showed us fabulous video walkthroughs taken by professionals prior to us signing with her. When the time came for our walkthrough, however, Tracy showed up with only her tablet and spent an additional two hours taking this herself with my husband having to hold up shop lights for her.When it came time for us to list, Tracy came to our house unprepared and actually asked me what price she had previously recommended, since there were several months delay in listing while we waited for our new house. I told her and she said that now the price had dropped $10k since we didn't list when she had recommended. We trusted her judgement and followed her recommendation. We only doubted it when we got multiple offers in the first week of going live, one of which offered to beat all other offers up to $30k higher than our list price.Keep in mind that Tracy had said she never hosts an open house without 2-3 agents present. This was important to us because we were still living in the house and wanted to decrease the likelihood of theft as well as ensure supervision of strangers wandering throughout our home. We were vocal with our concerns. The night before our open house we asked Tracy how many realtors she would be bringing. Only then did she tell us that she hadn't been able to arrange any other agents to help, but promised that she'd bring her husband along to stand in. Our Ring doorbell verified that she showed up to host it completely alone.We had competing offers received right after this open house. Tracy explained one offer's request for closing help and one's incremental bids, beating all other offers. She also sent us an email summarizing each of the two offers. What she overlooked (or failed to mention) regarding the offer we accepted was the fact that two tiny check boxes were added beside our washer and dryer that had not been offered for sale. Not being real estate professionals, we were unaware that a buyer could alter these boxes without drawing attention to it or specifying elsewhere in the contract. Prior to us noticing, Tracy had stressed that this was the best offer a seller could hope for and that we needed to accept it before the buyers had second thoughts. So we signed the offer late at night based on Tracy's summary. It was only the next morning that we realized we had signed away our brand new washer and dryer (Msrp $2,498).Selling a home is stressful enough and we feel it's best left to a professional realtor. This being said, working with Tracy Trammel put so much undo stress on us that I honestly believe we would have been better off with a handwritten For-Sale-By-Owner sign in our front yard. That should say a lot.
