Don't take NO for an answer. Exercise common sense and make your purchase make financial sense... but don't let banks and lenders be the gatekeeper to your goal. If you can't find a lender that will work with you, identify the obstacle and work to make improvements. Also understand that "more money" isn't always the answer... you can work a minimum wage job and still buy property, if you really want to. Over the years I was told NO by several lenders, and they lost alot of money by not working with me because I went onto find a way to make the purchase. Recognize that there's a BIG difference in selling lots of houses and selling houses for Top Dollar... ask potential agents what they're doing differently than the other 100 agents offering the same thing. I bought 40 acres with a small house when I was 21 years old solely for the intent of expanding my interest in our family's farm. I was working construction at the time, which is obviously impacted by inclement weather. It didn't take long for me to recognize that even when I wasn't working the rental house on that property still produced a steady monthly income stream in addition to the yearly (or bi-yearly) row crop revenue. I eventually shifted my focus from crop farming to what I call "people farming" and began to pursue additional single family rental properties over the next 15 years. My interest in income producing real estate eventually led me to begin a complementary career in real estate sales, which I launched in 2011. I quickly found that I was able to lend my construction and investment background in a way that became very beneficial to first time home buyers and investor clients. In 2016 with several years of single family home sales under my belt, the synergy of my background experience became apparent and I was recruited to manage the sale of bank REO foreclosure properties for a major US brokerage and asset management company. Today, in addition to continued focus on assisting buyers and sellers of single family properties I also specialize in selling foreclosures across 25 counties of Southeast Missouri and Southern Illinois.

My construction and investment background affords me the ability to spot bargains and defects that the average real estate agent would likely miss or lack confidence to highlight. Often I have been able identify significant defects that helped clients eliminate certain properties they were considering and narrow their focus to only 1 or 2 homes that they actually paid to have a professional inspection... this ability has consistently saved my clients time and money in their search for the perfect problem free property. Investors instantly recognize that we're cut from the same cloth with respect to investment property criteria which is reassuring that no time is wasted in our search!
