As always, bay area home market was very hot and I just didn't expect that I could buy home shortly. I decided to get my feet wet and tried to contact realtors and met Tony. First home viewing happened around middle of January, and Tony gave us thorough explanation what to expect and what to know. Since then, we asked Tony to make appointments for the multiple homes we'd like to see and he promptly responded to our requests. We knew our budget range was not enough to win the single family home in the bay area, but Tony kept encouraging us to never give up. When we made an offer for the house we purchased, we didn't think we would get a chance. Tony gave us recommended offer price range, and we wrote the lowest price of that range. Surpassingly, we got the second chance for bidding, and we could win this house. I thank Tony for letting us escaping this crazy housing market so quickly. We first met Tony on middle of January, our offer was accepted on middle of February, and the escrow was closed on middle of March. I didn't expect this happening when I first searched houses, and Tony made it happened.After escrow is opened, I had a little hiccup due to loan process. I asked Tony to recommend a loan officer and the rest of loan process was very smooth. He didn't force us to use the loan officer he'd like to work with. Instead, he provided appropriate help when we needed it the most.Long story short, we were 100% satisfied in working with Tony. Tony knows the bay area inside out, everytime we come up with a house we found, he recited the schools and nearby neighborhood from his memory. If he had been to the house before, he even remembered all the pros and cons about it. It's just unreal.Unlike other realtors we met, Tony is not just caring about "what's your budget", he asks us what's the most important factor for our home. Only with that, we could list criteria and narrow down from hundreds of listings. Tony guided us through more than 60 listings and arranged 25 tours; for every single listing, he listed the reasons why we should or should not visit; during the tour, he taught us what to avoid, from cracked foundations, uneven floors, dated house layouts, to wood rots, worned-out roofs. It took us more than 10 months to find and close on the property. Tony patiently showed many properties to my wife and I and he was super responsive throughout the process. The year 2021 was challenging for our family and we had to pause the search for several weeks a couple of times during the year and Tony gave us space, without rushing us to restart the process.Right from the beginning, after the first interview and the first showing, Tony quickly understood what we were looking for in a home. He would share listings that matched our requirements and also introduced us to new nearby markets that we expanded our search to. ZillowVERIFIED So very lucky that when I started looking at "for sale" listings in early 2021, Zillow connected me with Tony Ngai. I spoke with him on the phone, told him my family's housing needs, and he said he would take great care of us and sent over a list of glowing testimonials from his many clients. Trying to look at houses during COVID and an intense seller's market was super challenging, but Tony made it actually fun and as painless as possible. For seven out of eight weeks, we sent him listings we were interested in and he added in a few of his own that he thought we would like, and then he seamlessly set up the tours back-to-back for us. We visited and toured 40+ homes and he was always very patient, helpful, and firm when needed (some people were very late for their home tour and wanted to take some of our time, and thankfully Tony, said, "No way!") He answered all our questions, emails, and texts promptly and provided a lot of insider knowledge about the various neighborhoods. To be honest we dont want to recommend him out here in public; he is busy as he is, so he might not have time for us if I let you know about this hidden gem. However we dont sell or buy a property every month, we figured we need him to be busy rest of the time too, so we can find him when we sell or buy next time.We have met several agents before Tony, but soon we noticed he is the one, one of the kind. He is reliable, expert in almost everything you ask him about house hunting and everything around it. He lives up to his words. A great guiding hand. Ok, we know all this above sounds like just a clichA(C). But agents before him recommended all kind of funny properties. Let us give you some examples. One agent always recommended in area/s we are not even looking for no matter how often we reminded him, the other one informed us with cost effective nice looking properties but often with some kind of a catch, i.e. a charming property next to cemetery, when we asked Tonys opinion his reply was aEURoeIn terms of location, any homes near cemetery will be a tough sell in the future...From feng-shui standpoint, it's bad to be living near the dead.A aEURoe. We appreciated his straight forward response and boldness. Most of others didnt give us a straight answer, whether they didnt want to hurt our feelings or cant care less where we end up to as long as they earn some money, we dont know what or which, but we wanted someone who can guide us with honest answers. Were buying a most expensive asset here and now and we need someone who helps us clear the uncertainty not adding more to it.One of Tonys strengths is his communication skill. He is very good at reassuring worrisome buyers, but also good at negotiating for the property. He is gentle and soft when needed, but very assertive and gets his will through when its time for negotiation without being offensive, in a very sophisticated manner. This one is hard to describe in writing, you would need to see it for yourself. Tony is also very resourceful. Weve been applying for pre-approval from a bank, after 4 months they still couldnt come back to us with an answer, they blamed on Covid but we suspect its chaotic organisation is the reason for it. By this time we werent sure if we can even purchase the property at this rate, but Tony had connected us with his partner bank and within a month it was approved. Although there was a hitch with final approval but still much quicker and efficient than many others.Now Tony is coordinating repair of our new home, cleaning and moving. He is like a project leader with many good trustworthy contacts. We really appreciate him being so accessible, he is very quick to respond you almost wonder if he has a bot to answer for him.
