1.  What advice would you give a buyer trying to purchase a home?

Buying a home is both an exciting and significant financial decision, so my advice is to start by surrounding yourself with the right professionals and getting a clear understanding of your goals, budget, and priorities.

Before beginning your search, speak with a trusted lender and obtain a full loan pre-approval. This allows you to understand your purchasing power and puts you in a stronger position when the right property becomes available.

Next, work with a real estate agent who truly understands the neighborhoods you're considering. In markets like Dana Point, Monarch Bay, and Monarch Bay Terrace, two homes that appear similar online can have very different values based on location, views, lot orientation, condition, privacy, neighborhood characteristics, and other factors.

I also encourage buyers to think beyond the asking price. Consider the property's condition, potential improvements, ongoing ownership costs, resale value, and how well the home fits your long-term goals.

Most importantly, don't feel pressured to buy simply because a property becomes available. The goal isn't just to win a home—it's to buy the right home at terms that make sense for you. A good agent should provide honest advice, identify potential concerns, explain the market, and negotiate aggressively on your behalf while helping you make a confident and informed decision.

2.  What advice would you give a seller trying to sell their home?

My advice to sellers is to start with the right strategy. The way a home is priced, prepared, presented, and introduced to the market can have a significant impact on the final result.

Pricing is especially important. The goal isn't simply to choose the highest possible asking price; it's to position the home correctly based on recent sales, current competition, buyer demand, and the property's unique characteristics. A well-positioned home can create stronger interest and put the seller in a better negotiating position.

Presentation also matters. Before going to market, I look at the home through a buyer's eyes and determine which improvements, repairs, staging, or cosmetic changes may provide a meaningful return. Professional photography, compelling marketing, and broad exposure should then showcase what makes the property special.

For luxury and coastal properties, particularly in communities like Dana Point, Monarch Bay, and Monarch Bay Terrace, details such as views, location, privacy, architecture, renovations, and lot characteristics can significantly influence value. These qualities need to be communicated effectively to prospective buyers.

Finally, choose an agent who will give you candid advice and actively manage the entire process—not simply put your home on the MLS. A successful sale requires strategy, communication, marketing, negotiation, and attention to detail from preparation through closing.

3.  What types of clients have you worked with?

I’ve had the opportunity to work with a wide range of clients throughout my nearly two decades in real estate, from first-time buyers and sellers to experienced homeowners, investors, executives, and luxury-property clients.

Much of my business focuses on buyers and sellers in Dana Point and the coastal communities of South Orange County, including Monarch Bay and Monarch Bay Terrace. I work with homeowners preparing to sell luxury and coastal properties, buyers searching for primary or second homes, clients relocating to the area, and those looking to move within the community as their needs change.

Every client and transaction is different. Some clients want detailed market data and investment-oriented analysis, while others need more guidance through each step of the process. I tailor my approach accordingly.

Regardless of price point or experience level, I believe every client deserves the same things: honest advice, responsive communication, strong negotiation, attention to detail, and an agent who genuinely represents their best interests.

4.  Describe a recent transaction you are fond of. How did it go?

Accepted Answer

One recent transaction I’m particularly fond of involved a client who was looking for something very specific: an off-market, ocean-view property in Monarch Bay.

Because opportunities in Monarch Bay can be limited, especially when a buyer has specific requirements, I knew we needed to look beyond the homes publicly listed for sale. I used my local knowledge, relationships, and network to identify potential off-market opportunities that matched what my client was looking for.

I was able to present him with a couple of strong options, giving him the opportunity to consider properties he might not otherwise have known were available. Ultimately, we found the right ocean-view home in Monarch Bay, successfully negotiated the purchase, and closed the transaction.

This is one of the transactions I’m especially proud of because it demonstrates the value an experienced local agent can provide beyond simply searching the MLS. Sometimes finding the right home requires knowing the neighborhood, understanding the client's goals, creating opportunities, and doing the work behind the scenes to uncover properties that aren't actively being marketed.

Helping my client secure the right home in Monarch Bay was incredibly rewarding and is a great example of why I enjoy what I do.

5.  How did you get started in Real Estate?

I first became involved in real estate in 2000, when I began buying investment properties in the Dana Point area. As an investor, I quickly realized how important it was to have a real estate professional who understood the local market, communicated well, recognized opportunities, and knew how to get results.

After working with several Realtors and becoming frustrated with the level of service and results I was receiving, I decided to take matters into my own hands. I wanted to understand the business from the inside and approach real estate the way I believed it should be done.

In 2006, I earned my real estate license, and I’ve never looked back.

My experience as an investor still influences how I represent clients today. I tend to look beyond the surface of a property and consider value, location, market conditions, potential, and the bigger financial picture. I also remember what it was like to be the client and how important responsiveness, honest advice, and follow-through are.

What began as a personal interest in Dana Point investment properties ultimately became a career I’m passionate about. Nearly two decades later, I continue to enjoy helping buyers and sellers navigate the Dana Point market and surrounding coastal communities, including Monarch Bay and Monarch Bay Terrace.

6.  Do you have any special education or training that will benefit your clients?

One of the most valuable experiences I bring to my real estate clients comes from my professional background before entering the industry. I worked for the U.S. Department of the Treasury, where I held a management position overseeing more than 120 employees and working with 19 unions.

That experience taught me how to communicate effectively, manage complex situations, solve problems, and, most importantly, become a strong and effective negotiator. Working with different personalities, priorities, and competing interests taught me the importance of listening carefully, understanding what motivates each party, remaining composed under pressure, and finding solutions that accomplish the objective.

Those skills have translated directly into my real estate career. Whether I am negotiating the purchase of a home for a buyer, working to obtain the strongest possible terms for a seller, navigating an inspection issue, or managing a challenging transaction, I draw on that experience every day.

Real estate negotiation isn't simply about being aggressive. It's about understanding leverage, knowing when to push, recognizing when to listen, and developing a strategy that protects your client's interests while keeping the transaction moving forward.

Combined with nearly two decades of real estate experience, my background in management and negotiation gives my clients an experienced advocate at the table when it matters most.
