My advice is to align yourself with an attentive and experienced agent who knows how to write clean and creative offers and will also notify you about pocket properties that come their way through broker and agent-to-agent networking. If you are a seller, its important not to limit the timing, strategy, and professional marketing of your home. This includes an agent that hustles, coming soon status, social media advertising, and syndication of your property across the most active internet linked sites/feeds. Price and condition are still KING, no doubt, but you need an agent and a broker with technology and connections for maximum exposure, a highly active agent, and a marketing plan. Zach did a great job in helping with our purchase and then ultimately the sale of our house. He answered all of our questions (when he was allowed to) as it was our first time buying and then selling. He was extremely professional and always responded quickly. I would highly recommend him.

Sellers beware! If you choose to sell with Tom, don't let him undervalue your home so he can make a quick sale on it. We just regretfully sold our home with Tom and had a terrible experience. He recommended we list our home for $30k under what it sold for. We trusted our gut on the listing price we wanted even after he tried to talk us out of it more than once. It even sold above our listing price. He never acknowledged his initial pricing advice was incorrect and still hasn't. We were very upfront with him that we needed (at the very most) a 60 day close to give us time to find our next home but Tom wasn't willing to negotiate with our buyer's agent and pressured us into accepting a less than 30 day close offer. A realtor should not be pressuring his clients to do anything. It took him two hours to send us the offer that expired in five hours, creating an unneeded time-crunch and urgency. We have time stamps in emails to prove this and he has yet to explain why he created this delay. He is very adamant that this was the "only" offer we received, however we had only been active on Zillow/MLS for 2 days and had more showings scheduled the next day. It felt as though he was exaggerating potential negative consequences and creating fear to pressure us into accepting this offer. He kept telling us it was "such a great offer" but he failed and continues to fail to understand is that it wasn't a great offer for us and our situation. It absolutely was not a great offer for us. In hindsight, I wish I would have battled him more but no one should have to battle with their realtor. It never felt like he was working for us. It felt like he was working against us. We spoke with his supervisor about the situation Tom put us in and it was clear Tom either lied to his supervisor or to us about his unethical actions. His supervisor was not happy with what we told her. It seems like Tom's obligation isn't to have your best interest in mind but instead to have the quickest sale so he can move on to the next transaction. Tom does not adhere to the Realtor Code of Ethics. Tom has not offered any solution or offered to help mitigate this.
