ZillowVERIFIEDI do not believe that perfect realtors exist. Realtors have real conflicts of interests, but the best realtors will acknowledge them and educate you about them. That's where Tim Morgan comes in. Tim is primarily a teacher, [touring a home with Tim is like getting a free home inspection! Truly!], as well as a hard worker and a tough negotiator. He is hungry and smart. A little cocky, but only just enough to make him effective at what he does, while still remaining humble enough to admit his limitations. In fact, the only frustrating thing about Tim is his inability to come into possession of a real functioning crystal ball. "What are the chances that this particular kind of house will come on the market in the next two weeks?" "Will the sellers meet us at our target?" "Will we definitely be able to sell our house for our target?" "Will the buyer's loan be ready in time so that we can close at an earlier date?" In hindsight, I see the futility of these questions. But perhaps it is a testament to Tim's knowledge and demeanor, that I thought he would be able to answer with something that approximated some kind of guarantee. Instead, Tim answered truthfully, "Possible, but I really cannot know." "We may have to revise our target given the seller's current motivation. We'll see." "Your price is good, but we will know more after this weekend." "It is possible. I will push, but it will depend on how soon the appraisal can get done." Tim had taken over the sale of our old home at the last minute on a Friday evening. We needed to sell it again within a week. With limited marketing time left, Tim put up the yard signs and decided to have an Open House on Saturday and Sunday, "...even though I [Tim] will likely be alone the entire time." The Open Houses were surprising successes, "I'm fairly certain the buyer walked through this weekend," Tim said, "No guarantees, but I believe we will get an offer soon." We did, proving once again that though he did not have a crystal ball, his discipline and hard work were the greater assets, and always were. When we received the much needed, super time-sensitive offer, Tim was blunt. "If you do not want to lose the new home, I think you should just take this and run." I asked if he thought we could ask for $2,500 more. He struggled, and I could hear the gears in his head turning and grinding. He was as conflicted about it as I was, had he said it was too great a risk we would have grudgingly taken it, but after some strong soul searching and gut risk analysis, he decided that he could sell it. He did. Our motto throughout this whole endeavor has been, "When it comes to real estate, in Tim we trust." You should too. If I could give Tim more stars, I would. Unfortunately we are limited to a maximum of 5. However, to get close to the true rating, one need only multiply the rating by the number of people in my family (9). 45 Stars, Tim.
