Since we were first-time home sellers, I was apprehensive because I thought we might encounter problems and delays while we were on the other side of the country with minimal ability to address them. However, none of these fears materialized due to Tims guidance. Our house was sold quickly and painlessly exactly as I had hoped, and for a bit more than the price we had expected to get.Tim expertly walked us through every aspect of the home selling process. He provided great advice at each step of the way: what work we should do before putting the house on the market, arranging the house to look its best in photos (which he paid for), pricing the house to achieve our goal of selling quickly, evaluating the offers we received (four in three days, three of them over asking price, due to his on-point pricing advice), and arranging repairs and negotiations with the buyer. Throughout the process, Tim communicated regularly by phone (typically once a week) and email (any time we needed to do anything to move the sale along). He was always helpful and professional with any questions or concerns we might have at the time.Our neighbors highly recommend Tim as a realtor to us, and I am so glad we listened to their recommendation and chose to work with Tim. This was our first time at selling a house and Tim walked us through all of the important aspects of the selling process. In his initial walk through he told us what changes we needed - and didn't, that would help us sell quickly. He had a realistic idea of what we should list our house at, and this helped our house sell super fast! Tim is a great communicator, regularly communicating by email (anytime something came up or to answer questions) and phone (at least once a week unless something came up). He was always helpful with questions and never made us feel silly for those first time seller questions. Tim was recommended to us by people we trusted (whose home he sold) and we would highly recommend him in return.

ZillowVERIFIED Tim was the realtor we chose for my 4th house purchase, and he made it one of the easiest, smoothest experiences I've had. He is fast, efficient, thorough, and professional. He has the experience to plan for each contingency and explain it in a clear manner, and was knowledgeable about each step of the process, which in my experience is a rare trait with VA loan home purchases. He was always prompt in return emails, phone calls, and texts, let us know any information he had in a timely manner, and stuck with us through my onslaught of questions and inquiries both well before we were prepared to start looking, as well as through the entire process. When we were prepared to make an offer on the house, he already knew the fair value and guided us in writing a competitive offer, which was accepted over 2 other offers the sellers received the same day! He recommended friendly, thorough, knowledgeable inspectors and coordinated everyone to be there at the same time, meaning we got a home, sewer, HVAC, and termite inspections done within 3 hours. He kept on top of our title agent and loan processor, making sure that they had everything they needed, and we are actually able to close 10 days before schedule.I cannot recommend Tim high enough, and will definitely come to him again in the future!

I met Tim back in 2014 and finally closed on a hse (my hse) yesterday (yayyyyyyy me). Tim was very helpful, patient, and understanding of what I was looking for. Here are just a hand full of reasons you should hire Tim Richardson:-- While I was interviewing realtors most realtors gave me a short generic speech about why I should pick them. Tim spent three times as much time teaching me about real estate and things I should keep in mind when purchasing a home (before I even picked him and in case I chose somebody else).-- Very detail oriented and brought small things to my attention that were extremely important in a house (especially when purchasing one). -- Educated me on everything he was looking at and doing the entire time (E.g. Why he chose certain inspection companies, etc). This made me feel 100% up to date and comfortable with my decisions at all times.-- Informed on the reputations investment and development companies had (quality of refurbishments when flipping a house, general care for a house, etc).-- Didn't tell me what I wanted to hear, but what I needed to hear.-- Amazing work ethic!!-- Always organized and was able to get all the inspections done in a very timely manner. -- The patients he had with me also placed him in a real estate league of his own. With Tim, there was no hard sell, he actually advised me to consider much cheaper houses!! He took the initiative to really investigate each property and then advised me of his findings. After working with Tim, I can honestly say, his motivation was my happiness and satisfaction living in a house that I would enjoy. He even figured out ways to save me thousands of dollars during the negotiations! My list of needs changed several times throughout my time working with Tim. Tim never wavered. He worked with me to become more clear about what I needed and wanted in a house. He suggested great exercises for brainstorming and visualizing to help me figure out what I wanted and needed in a home. He showed me every house I wanted to see, and some gems that he found. My description was more of a feeling and he picked up on it and recommended several neighborhoods, sent me a map showing all the houses for sale in just those neighborhoods. I'm a single mother of three who deserves stability. I was initially nervous about finding a realtor that I could trust, so many of them seem to be out for nothing more than themselves. When I met Tim I knew that he was the realtor that I was going to go with. Not only did I find him incredibly trustworthy, and knowledgeable, but I also felt like he wanted me to be happy with the house that I would potentially be spending the rest of my life in. In the end of this process I didnt even think of Tim as my realtor anymore, but my friend. Its as if he is really in the business of making people happy. ZillowVERIFIED My fiance and I had discussed our shared dream of owning a home eventually, but had no idea of when that dream might come to fruition. We stopped in to check out an open house on a whim when we met Tim. Right off the bat he could tell the home we looked at wasn't for us, but he was friendly, attentive, and knowledgeable about the steps to get started, regardless of the fact that we had no idea of whether we would even qualify for a loan at that point. He put us in touch with a fabulous lender and the next thing we knew we were hiring the ground running in the home buying process. While the hunting itself was frustrating - homes in the area we wanted were going quickly, and the more we looked the more we learned, which led to our priorities shifting a bit in regards to what we did and did not want - Tim was with us every step of the way. My job started calling for crazy hours, we had an infant, and he had some huge family changes of his own, but he was always more than willing to find a way to make all of our schedule mesh. I can honestly say he even saved me from myself when I almost reached a point of "Any house will do, I just want a place we can call our own!" Eventually, we find a house that was perfect for our growing family, and his negotiating skills were spectacular. The end result was our family moving into the perfect home in the timeframe we were hoping for and with everything we asked for completed. Even when I've had questions after closing Tim has been responsive and helpful, making a point of telling me that his job isn't done upon close. He truly wants to see people become happy, successful homeowners. I was almost sorry to see our business relationship come to an end. I would recommend Tim to anyone looking to purchase a home.
