We were newcomers to the OBX market but Tim skillfully guided us every step along the way. He was very responsive and available. We viewed about 20 properties together, and Tim sent us video tours of new listings when we couldn't be there in person. He gave us detailed and insightful analysis, pros and cons, for every property we evaluated. Tim is an expert when it comes to the true cost of ownership, including great insights into net income projections and various hidden costs (check out the detail on his evaluation sheets!) He took great care to understand our needs, and as a result, we ended up with our perfect beach home investment property. Tim is extremely knowledgeable of the entire real estate market in OBX. ZillowVERIFIED Tim is extremely knowledgeable about the OBX area and steers you to the type of properties that best fit your ultimate purpose. For us that meant looking closer to the parts of the OBX that are open year round since we ultimately will be moving there. Tim does not pressure you at all but makes sure you look at all available options that fit you needs before you make a decision. Tim also saved us thousands on negotiating for a few things that came up in the inspection and referred us to another insurance option when he saw what the proposal was from the broker we were dealing with which saved us a couple thousand more. I cant say enough about what a great experience it was working with Tim. I have bought three houses in my life and been fortunate to have a good agent each time but Tim was hands down the best I have ever dealt with! Do yourself a favor and call Tim!!

It turned out the property was involved in an estate and Tim skillfully fielded my questions and guided me thru the buying process. Tim has even been there for me after the sale. He has always been available to refer reputable contractors to me when I needed to have work done on my property. In 2018 I began looking at purchasing another property in the OBX area. Tim once again skillfully assisted me in reviewing several properties until we found the right one in September of this year in Kitty Hawk. Tim found this property and called me as soon as it went on the market. Tim has always taken the time to understand what I was looking for. Because of this understanding I purchased this property site unseen based on many factors, especially input from Tim and I am very please with my decision. When the home inspection for a potential buyer revealed some issues to our home previously unknown to us, Tim was honest in his assessment and made recommendations to us. The recommendations led to the sale of our home. Tim?s honesty was evident as after the closing he reviewed the closing documents and found the commission paid to the buyers agent was more than agreed to in the contract. We would have probably missed it, but Tim let us know and is sending us the difference. We would highly recommend Tim if you?re looking to buy or sell your property.

As sellers we were willing to accept less than market value for the property, Tim made it very clear that we could get more for the property then we were willing to accept. Instead of making the ?easy sale?, Tim was completely honest with what he felt was the property?s current value. In the end, we sold it for slightly less then Tim felt the market would bear and we more than likely could have gotten a little more but greatly appreciated him being honest about the transaction. Though not easy or fun to hear he gave us the honest answers as to why. He told us the true value of the home, and repairs needed to realize that value. Not sure if the other realtors just didnt know or just were afraid I wouldnt list with them if they were honest, but Tim did know and was honest.
