Theresa and her team were able to operate on our really fast time schedule. We wanted to get into the market before mortgage rates rose and she was able to make that happen in under a week as our buyer's agent. Mind you, at no point did we feel pressured or encouraged to make an offer on any specific property. She was very patient and her mind is loaded with a TON of information due to her intellect and experience as an agent over the many years. The process started in her office where she asked us to give her specific details about what we were looking for. She breaks it down into categories based what is an absolute must, nice to have, versus what is not all that important. She then takes this information and puts together a list of homes that fit within your budget. If anything I had push for her to extend my requested budget upwards a few times, because at no point did she ever try to upsell us into spending more money on a home. After we isolated a property that we fell in love with, she was able to use her connections to help us make a killer offer. We fell 2nd place but the rest of our offer stood out due to the presentation Theresa presented to the buyer's agent. Our offer was chosen after a slight adjustment to the agreed upon purchase price and we got the house! After the house was under contract she helped us look through every nook and cranny to find any defects we could ask the seller to repair. Although the house was non-contingent she was able to get many items resolved before closing. TL;DR: If you are looking for an agent that is not pushy, very detail oriented, and can operate on whatever time schedule you desire then pick Theresa. I honestly believe that without her there is no way we would have acquired the property we were interested in. Her comps were spot-on and her connection and communication with other agents got us the house.

Due to the seller market We needed to look and bid on multiple houses in a short amount of time, which she accommodated. We were able to purchase a house due to her persistency and advice. Theresa is amazing to work with! She made our home sale run extremely smoothly, keeping us organized and aware of the process every step of the way. She worked with us to decide what needed to be done (and what not to do) before our house went on the market, connected us with people to get work done, had a crew take amazing photos and video of our house, then put together an outstanding marketing package. She also kept me calm through the whole thing, and her unflappable manner solidified that everything would be fine. Theresa has been a tremendous advisor and guide for us for 2 years as we've been thinking of selling our home and figuring out how to maximize the value of my home with minimal investment and disruption. Because of her help, we were able to sell our house well over the asking price to the very first family who saw the house. We couldnt have asked for a quicker and easier sales process. She knows the Almaden market extremely well and was expert at marketing, pricing, and strategizing how best to get the house ready for sale. Theresas connections throughout the local real estate industry allowed her to find a buyer before the house was on the market and find people to help us in every step of the sales process. She was always responsive, professional, knowledgeable and courteous. In all of our interactions, she was friendly, cheerful, and had a good sense of humor. Theresa was immensely helpful as she provided excellent tradespeople for every type of help we needed (fence builder, handyman, painter, landscaper, pool maintenance, and inspectors), and even anticipated what help I would need before I arrived at the same realization. We cant imagine anyone knowing the Almaden market better, as she knew all of the sales data and trends, what houses sold for and what drove their pricing. Her keen analytical skills helped her integrate long term historical data as well as recent trends due to COVID to provide an on-target assessment on timing and pricing for our house sale. Shes also very experiencing, and used that knowledge to lay out for us every step of the house prep and sale process. Theresa provided solutions to last minute suggestions that we had, making the house more attractive by providing pool decorations, flowers around the pool, and plants for front entryway. Were also thankful that she examined our house two years in advance, and based on our budget, and goals, she recommended what we should fix up to provide a high return-on-investment, and what fixes would not provide a good ROI. In the end, we highly recommend Theresa with absolutely no reservations. She was as exceptional as one could hope for in a real estate agent.
