Q: 1. What advice would you give a buyer trying to purchase a home?

Get pre-approved before you start touring homes — as both a Realtor and a licensed Mortgage Loan Originator, I can walk you through exactly what you qualify for and what your true monthly costs will look like, not just the sale price. Beyond financing, know your non-negotiables versus your nice-to-haves going in, and lean on your agent's knowledge of the specific neighborhood or new-construction community — incentives, resale trends, and disclosure quirks vary a lot across Jacksonville's historic and newer areas.

Q: 2. What advice would you give a seller trying to sell their home?

Price it right from day one based on real comparable sales, not what you hope it's worth — the first two weeks on market matter most. Invest in the basics that show well in photos and in person (decluttering, lighting, curb appeal), be as flexible as possible with showing requests, and make sure you understand your disclosure obligations upfront so nothing derails the deal later.

First-time homebuyers, military families relocating to or from Jacksonville, corporate relocation clients, buyers purchasing new construction, buyers and investors drawn to Jacksonville's historic neighborhoods, sellers at every price point, and property owners who need a full-service property manager for their rental investments.

Q: 4. How did you get started in Real Estate?

My path into real estate started with my time serving in the Army Nurse Corps — that background instilled the values of loyalty, duty, and service that I bring to every client relationship today. I transitioned into real estate in 2014 because I wanted to keep helping people through major, high-stakes moments in their lives, just in a different way, and I've now had the privilege of serving 100+ families across Jacksonville since then.

Yes — I hold the ABR, AHWD, CRS, GRI, MRP, SFR, and SRS designations, I'm a Coldwell Banker Sterling Society award recipient, and I'm a licensed Notary Public. I'm also a licensed Mortgage Loan Originator (NMLS #2619283) with Texana Bank Mortgage, which gives my clients a real financing advantage — I can speak to both sides of the transaction instead of just the real estate side. When we got to the community she asked the builder to inform us about all the incentives and benefits we would get from buying a home with them. Tara Braithwaite was recommended to me from a few of her past clients actually. They had provided great reviews of her professionalism, knowledge and warm personality. Tara lived up to the recommendations as well as her past reviews and then some. She was and remained very timely with responses and punctual with appointments always being early throughout the entire process. Tara was always available any time of day or night for a text or an email. Her ability to stay focused on my needs during this process when we had some unnecessary Drama caused by the seller?s agent and the seller. Keeping her professionalism when facing the adversity, Tara was able to maintain my stress levels to a minimum. Working through each and every one of the numerous hurdles and at times complete barriers to a smooth transaction. Taras network of professions she has at her fingertips allowed for a change of mortgage companies seamlessly with less than 2 weeks from the scheduled closing date. This network also allowed for rather strict requirements boarder line barriers to the inspection process fitting the inspections into very narrow timeframes caused by the seller?s team. Tara is the go to realtor you need! She was very helpful in several ways. She was very good about understanding my needs and wants in a home and she went out of her way to make sure that I got exactly what I wanted. I am a fairly easy going person and Tara was very good at making sure that the house I purchased was in good condition and solely handled any issues that came up. This obviously included a lot of paperwork, but more so when it came down to protecting me financially when dealing with contractors during repairs. What a wonderful experience! I contacted Tara with little knowledge and bad impressions of Jacksonville and asked her to change my mind. She found us the perfect neighborhood based on the desires that I gave her and the personalities of my husband and I. When it came time to look at houses, she was extraordinary. Tara was very generous with her time and never rushed us. She was able to spot details that we missed, and in most cases also had answers (or quickly sought them) to any questions we had. I almost felt like she was telepathic at times, knowing what we wanted before we did! After we decided to bid on a house, she turned warrior mode on and we felt like she was definitely fighting in our corner to get us everything we needed and then some. They say it?s always better late than never and that certainly applies to this long overdue review of the amazing service my family received from Tara on our home purchase over two years ago in May of 2017. This being our first home purchase there were a lot of things we did not know about the process but Tara was able to bridge the gap due to her incredible restate knowledge. It was a pleasure to work with Tara throughout our home buying process for many reasons. To start, she always welcomed us with a friendly smile, and always conducted herself with the utmost professionalism. Whether it was researching information or giving a helping hand to my wife with our small children while doing home showings, Tara was always there to help the whole entire way. Secondly, Tara prioritized the best interest of my family, above all other factors, during this process. Tara handled all of our family?s administrative work with urgency, regardless of the price of the home that we were interested in. She offered her best professional advice without putting any pressure on my family to choose to do business with the companies she recommended. We were very impressed with the quality of communication we received. Whether in person or over the phone, Tara is someone who is truly easy to talk to, and was very attentive to our needs and concerns. This was extremely helpful for me as an active duty sailor who was away from my family during most of the buying process. Thirdly, even after closing Tara never stopped working for our family, she checked in with us frequently and offered her help with any issues we had with our home. Tara even took the initiative to reach out to our builders to help us settle a warranty claim almost a year after we closed. Her perseverance saved us thousands of dollars in that would have come out of pocket without her help. I cant say enough GREAT things about Tara. FIRST...She worked very hard for a year looking for a rental for me while I was in Cali getting ready to sell.
