Typical Realtor performance. Step 1. Convince the Seller the market is in a downturn (our market was hot and getting hotter weekly) Step 2. Price the property lower than what the market tells you, with the caveat that you may get multiple offers instead of pricing a little higher and negotiating down if necessary, Step 3. Accept the first offer that will get Her to the bank quicker with the least amount of work on Her part. In our case we had a full price, all cash offer in two hours of the posting. Another property in our building sold two weeks later for $25,000 more. In other words I think she cost me $25K.
Sorry, you feel this way. At the time you were the highest sale in the community. You interviewed multiple agents and I recommended the highest list price of any of them. I staged your property, provided professional photos and a 3-D virtual tour to generate excitement from day one and it worked. You closed for $25,000 MORE than any property had previously sold for in the development. Once you sold you became the most recent comp and allowed the other condo to support a higher value. ZillowVERIFIED To say Tammy was exceptional would be an understatement. I can't begin to explain how happy my fiance and I were with everything about our experience! I almost went with an agent I'd met a few summers ago just through some casual showings out of a sense of ease or obligation, but Tammy came very highly recommended to me by a friend at work. So, I went with Tammy instead. And I'm so glad I did! Tammy far exceeded my expectations. She was always super responsive- from before I ever met her to today when we closed!! She happily took any suggestions I gave her for properties to look at and learned very quickly through trial and error what we would like and dislike. Most importantly, she helped us through a very stressful 8-person multiple offer situation! In the end, we came out on top not because our offer was the highest, but because of her persistence in communicating how much we wanted the house and a very personal (and unprompted) email she sent the seller's agent about who we were and why this property was so special to us. Tammy was especially comforting, and thoughtful during the stress of not knowing whether we'd be able to rent the property, or even visit it, because of bridge closures due to COVID-19. One morning a few days after we learned we couldn't be allowed to the Island to attend the home inspection, she texted a picture of the sunrise at the beach by the house, because she happened to be in that area. The fact that she thought of us, especially during those difficult times, says all you need to know. ZillowVERIFIED We hired Tammy to sell our home after doing much research and reading rave reviews about her. At our initial meeting, she was personable and had a nice presentation with regard to her credentials, recent sales, etc.To her credit, she listed our home and we received an offer within 8 days. We were very pleased at that point despite a few red flags along the way. Unfortunately, as the transaction became a bit complicated and stressful, we realized that her value was really in marketing and sales, not guiding us through tough negotiations or holding firm with the buyer/agent when we reached our limit. Surprisingly, she became emotional and defensive when we asked questions, inquired about our options or asked her to find a satisfactory resolution. Despite the number of credits or accommodations we gave to the buyer, she seemed intent on satisfying their interests versus ours. Ultimately, she did not even attend our closing, offer to attend, or follow up with us to make sure things went smoothly. We felt abandoned by our agent when the situation became challenging, and learned a very valuable, yet expensive, lesson in the process. For that reason we cannot recommend Tammy but hope she will use this experience to improve her skills.

Neither of us had any idea where to start or which realtor to work with. I was scrolling through the Zillow profiles of numerous OBX realtors and came across Tammy's profile. In short, not only did Tammy exceed our expectations during the buying process, she goes above and beyond! I sent her a quick email introducing myself along with a link of one property we were interested in seeing. Within minutes, she responded WHILE ON VACATION! Over the next few months, she took the time to get to know my family's preferences for the different locations and our expectations for our beach house. We live out of state, and were only available to look at properties on one Saturday. Tammy narrowed down a large list of properties and showed us only those that met all of our criteria. Within 5 hours, we had toured properties in Duck and Nags Head with incredible efficiency, and had decided to make an offer on a property! Tammy was a fierce negotiator, getting the property at a great price, as well as negotiating credits for repairs. She is incredibly well connected with numerous contractors, mortgage brokers, and insurance agencies and helped guide us through the entire buying process. Tammy was present for home and termite inspections, walk throughs, etc. After we closed, she even met with our phone and cable providers for installation so we didn't have to be onsite.
