ZillowVERIFIEDReal estate on Hatteras Island can be confusing because of all the regulatory bodies involved. I very much appreciated Sylvias knowledge and communication as we worked through the process to purchase raw land. If youre looking to buy or sell on the island, I recommend Sylvia with no hesitation.
ZillowVERIFIEDIf you are considering buying or renting a home, contacting Sylvia Mattingly is a necessity! She is everything a realtor should be and more! We purchased a second Home in the OBX, site unseen, and she went above and beyond what would be expected of her. She gave virtual tours, FaceTime tours on our schedules and honest reviews based on her experience and local knowledge. She could have sold us on a more expensive home that needed more work to increase her commission, but she didnt. We quickly found out it is not about the money with Sylvia. She truly wants you, the client, to be happy and does everything she can to make that happen, 24/7 in our case. I honestly didnt realize the importance of a good realtor and how much value they bring until we started working with Sylvia. We thought we could look and do it ourselves just browsing Zillow and other sites, basically treading water making no real progress. It was only when we contacted Sylvia, did our dream of owning a home start to take shape. Ive had experience with a bad realtor and Sylvia is the very definition of what a true professional is. If you are considering purchasing or renting, reach out to her! You will never realize how hard she can work for you unless you ask for her help and she will patiently guide you every step of your journey. Two years later, we still keep in touch with Sylvia and are hoping to buy again with her assistance!!!
ZillowVERIFIEDMrs Sylvia goes above and beyond to help her clients. My wife and I had to move to the island for work and could not find a house right away. Mrs. Sylvia found us a great place to rent, to which she did not receive any payment for. She worked tirelessly to find us a home. We greatly appreciate all the work her and her team did for our family.
ZillowVERIFIEDAmazing to work with. Quick to respond. Highly recommend working with Sylvia! She is our first go to on working with Real Estate in the Outer Banks. She definitely works with her clients best interest.
ZillowVERIFIEDSylvia helped us find the perfect house in the OBX. She took the time to know what we were looking for and only showed us houses that met our requirements. She went out of her way to check many things for us. She made the whole settlement process easy. So much better than our previous agent and company.
ZillowVERIFIEDSylvia Mattingly made our purchase in the Outer Banks an excellent experience. The entire process went smooth and swift. Grateful to have found her and our little slice of heaven.
ZillowVERIFIEDBobby Lawrence was outstanding throughout my entire buying process! As an out of town investor, I felt Bobby went out of his way to take care of me. I purchased my house sight unseen, and I was able to do it confidently based on the support Bobby provided.
ZillowVERIFIEDOur agent Sylvia was absolutely amazing! We were buying from out of state, and she was wonderful in walking us through the entire process. She did video walk through of homes until we found our perfect match! She was very quick with responses, and made the process less stressful. She was instrumental with getting all the required inspections done in the very tight closing period. We HIGHLY recommend her, and everyone at Colony that helped make our dream of home ownership in the Outer Banks a reality!
ZillowVERIFIEDSylvia is an amazing Realtor. We were very pleased with her services and with how our transaction concludedaEUR|from start to finish Sylvia made it easy. We highly recommend her! Two of her greatest attributes: excellent responsiveness which is SO important in a real estate transaction AND local knowledge-shes a local and her connections & solid knowledge of the area & market made for a smooth transaction. Her genuinely kind & honest nature plus her high level of professionalism make her a fantastic choice if you're looking for one of the best on Hatteras!
ZillowVERIFIEDWe had the pleasure of working with Sylvia Mattingly and were blown away by her outstanding support and guidance throughout our transaction. We could not have asked for a higher level of professionalism, responsiveness, and - maybe most importantly - good humor and fun! We are not North Carolina residents so, while we met her several times in person, most of our communication was remote. Sylvia kept us informed of every development, offered suggestions to make the process go smoothly, and even assembled some furniture we had sent for staging the property! I am delighted that the property is sold but will miss our regular chats with Sylvia.
ZillowVERIFIEDSylvia made the entire home buying process a complete breeze!! Incredibly responsive, knowledgeable, and helpful in all areas. Absolutely recommend, and will definitely refer to her again in any future sales/purchases.

ZillowVERIFIEDSylvia Mattingly at Colony Realty led our family to our dream home in Buxton, NC. We moved from Florida at the end of July. Our journey started long before that and Sylvia was there for us throughout the entire process.
