Do not just look for the perfect house, look for the one that will let your life grow. A home is not meant to fit your life right now; it is meant to give you room for what is next. Pay more attention to how a home feels than to what it looks like staged. The furniture leaves, but the light, the flow, and the quiet of the space stay. Ask the tough questions: What does this neighborhood sound like at 6 PM? How is the traffic on Monday mornings? Where will I have my morning coffee? The answers to those tell you if you are buying a house or a home. And lastly, remember the right home does not need convincing. If you find yourself trying to talk yourself into it, it is probably not the one.

Once you decide to sell, stop thinking of it as your home and start thinking of it as a product. The best sales come from the sellers who can emotionally step back and view their home through a buyer’s eyes. Focus on creating an experience, not just a showing. A buyer should feel comfortable the moment they walk in. Light the space well, make it smell fresh, and let it tell its story without distractions. Remember, the first two weeks on the market are everything. If the home is priced right and presented beautifully, the market will respond quickly. If not, the longer it sits, the less powerful your listing becomes. And finally, understand that the goal is not just to sell, it is to move forward. The faster you can emotionally detach, the easier it will be to make the smart, strategic choices that get you to your next chapter.
