On the sell side, we were under a tremendous amount of pressure trying to purchase a property in a competitive Southern California market while simultaneously trying to sell our rental property in Northern California with Sunil. In order to be competitive with our purchase offer, our rental property had to be under contract with no contingencies within 2 weeks of our tenant?s departure. To complicate matters, there were delays with some of the touch up work after our tenant vacated, which added more stress to an already stressful situation. Once I informed Sunil about our situation, he flipped our rental within a week?s time for an open house and made sure that the extra touch up work was completed to ensure that our home would be as competitively marketable as it could be. Instead of waiting for the weekend, Sunil departed from his usual practice and had an open house the Wednesday before, which turned out to be a key strategic move. We had the open house on a Wednesday night and were under contract by Friday afternoon for a purchase price and terms that far exceeded our expectations. As a result, we were able to make a strong offer on our own purchase, and as of the date of this review, we are under contract for that home! On the buy side, we were first introduced to Sunil in 2012 through a mutual acquaintance. Being our first home purchase, we were very anxious and required a lot of hand holding. Sunil and his team walked us through each step of the process from accompanying us to open houses to helping us close on the home loan to getting our keys to a great home that we lived in for almost a decade. There are certain qualities that make Sunil standout as the cream of the crop in his industry. For brevity?s sake, I will focus on just five in no particular order: First, Sunil is not just a good negotiator; he is a great one that has clearly mastered the tools and techniques of negotiation. He used pertinent data and timing to telegraph our ideal purchase price and terms for our rental property, which led to a great result. Second, Sunil doesn?t just complete tasks for you; he goes after results in both attitude and action. For us, he understood the importance of our timelines and pressures in getting our rental under contract and worked with us to accomplish these objectives without compromising quality or thoroughness. Not once did he express doubt that we could accomplish the task. Third, Sunil is a strategic planner but is savvy enough to adapt his strategy as needed to produce the best result for the client. Fourth, he cares about the little details. When he prepped our rental, he noticed that the faceplate on our fridge?s water dispenser was missing and replaced it before listing the home. The biggest factor to this success was that we had Sunil & Kevin on our side. Sunil had already helped multiple friends & acquaintances purchase their homes and came highly recommended. Even then, we could not have imagined the level of guidance and support we would receive. The first thing that Sunil did was setup an introductory call with us to understand our preferences and provide us with quite a detailed overview. There are so many factors to buying a dream home, two key considerations being location & neighborhood. Sunil is so knowledgeable of the neighborhoods in Union City, Fremont, Newark & the tri-valley area and explains everything that one should keep in mind. It was clear that if he suggested a neighborhood to us, it would satisfy all our criteria. Coming out of this call we knew we were in very good hands. Sunil also shared a Google sheet that provided all the financial considerations to securing a mortgage and walked through how to determine affordability. This greatly contributed to our ability to go in with confidence and also to ensure availability of funds in a timely manner. He also set up an automated notification of new listings after carefully considering all our requirements & aspirations. Over the next few days and during the following weeks as listings started cropping up, Sunil & Kevin provided their inputs on which listings we should consider. This factored all our preferences that they had noted during our introductory call. Kevin sent us disclosure documents from listings that we were interested in and walked us through what we needed to review & consider. He also accompanied us to property visits. His review of the properties were so detailed and his explanations were so succinct, that it was like an educational session. Since the first property visit we knew that if Kevin was of the opinion that a property was worth considering, it would be in great shape. We recently bought our first home and as first time home buyers, this competitive market was extremely daunting. We were glad we found Sunil & Kevin. They made the whole home buying process a breeze. We had an initial call with Sunil and Kevin where they got to know us and what we were looking for. They gave us a detailed overview of the area we were interested in, the neighborhood, the schools and everything in between. They had an excellent grasp of the current market trend and the area. We went through our finances in detail and created a few financial scenarios with varying permutations of down payment, appraisal variances and Interest Rates. That gave us a pretty good understanding of our finances, budget and strategy. Sunil and Kevin also got us in touch with some lenders who helped for a quick approval letter. Once that was out of the way, Kevin set up daily alerts. With each house that we liked, Kevin would give us a detailed list of Pros & Cons about the property. This helped us a lot and made our research much simpler. Kevin was extremely prompt in scheduling viewings and sending disclosures. Touring the houses was also something that we looked forward to. Kevin would always reach a few mins early and be waiting for us at the showing. The showing usually started with a brief overview about the area, the neighborhood, the schools & other facts about the property. Kevin would also give his recommendations about the property and also provided us with ballpark estimates about any work that needed to be done. When the time came to put an offer Sunil and Kevin would set up a call. They would go over the disclosures with us and point out things that we might have missed. They would list down all the things they found in the disclosures as well and discuss that with us. They would give us their honest recommendations about the property. If all looked good we would go over the finances to gauge the offer price. Sunil & Kevin also have a spreadsheet where they have the market analysis of the neighborhood, this gave us an overview of what to expect during appraisal. After that we would estimate a price that the house could go for and decide our offer. All the above research gave us confidence in our offer. After the offer was accepted, Kevin & Sunil helped us immensely in the closing process. They were on top of everything and made sure there were no delays. Sunil and Kevin also gave us a list of todos after moving which helped us a lot as well. The best and the most important part that I personally loved about Kevin & Sunil was that they were never pushy. We were not just another client that they had to close. We were impressed by the professionalism and the attention to detail at each step of the purchase cycle. To begin with, he gave us a good overview of the area we were interested in and took time to understand our requirements. He explained the pros and cons of various neighborhoods and also taught us how to compare schools between those areas. Next he set up a session with us to go over our finances in detail and created a few financial scenarios that can work for us assuming different interest rates, down payment percentages, appraisal variances etc. Sunil provided us with an Excel Sheet which allowed us to put in our available funds and expenses and calculate the Debt-To-Income ratio to ensure that we are not surprised with what the lender comes up with later on. ZillowVERIFIED I initially met Sunil at an open house in the neighborhood. He impressed me with his candor, friendliness, and helpfulness. We parted ways then (without us buying the property), but when it came time for us to sell our home, he was the first person I reached out to. I was not disappointed. In establishing the seller/realtor relationship, Sunil was up front, fair, and walked me through the steps. I didnt feel like I needed to haggle with him and was already confident in the process he had established. In listing the house, Sunil did an initial walk through with me, pointing out areas where we should considering investing in some repairs and updates to help the home sell quickly and at a higher price. He coordinated the work to be done, and after we moved out I would return home occasionally to find him there, managing the work and in more than one instance working in the front yard to update the landscaping - always nice to have a realtor whos willing to do some manual labor to help the home sell! Very impressive. We listed at a higher price than what I thought we would and ended up with several offers at or above that price. We sat down as the offers came in and Sunil walked me through the nuances of the bids and made several recommendations on how to respond to each. We ended up with a great offer that minimized risk of not closing. He clearly knows the market and was able to anticipate where our strong and weak points in the sell process were likely to come up. Closing was seamless and Sunil guided us through the escrow and close without a hitch. Sunil made the whole process a breeze. I was initially reluctant to use a real estate agent in selling our home, but in retrospect I wouldnt do it any other way. Sunil was a pleasure to work with, was super responsive, helped in each step of the transaction, and earned every dollar paid to him. I couldnt offer any higher recommendation for a great agent and guide than Sunil. My only regret is that these types of transactions happen so infrequently that it will a while before were able to work with Sunil again!

He is very clear, highly responsive, straightforward and gives you all the facts, pros and cons. He has lots of knowledge on the east Bay Area and will give you an idea on the projects that are being planned around the house youre interested ( e.g., I was interested in a house for the privacy and Sunil let me know that the county had approved a builder to construct homes on the mountain overlooking the house! ) . His comparison analysis is very good and based on his inputs one can waive all the contingencies - this helps one beat the competition in the east Bay Area. I won the offer on the first bid that I made but it had turned to be a probate sale . Sunil helped me get the same house at the same price (even though the prices around that area had hiked up) through the probate sale. He also helped me find the right lender for this purchase! He helped me understand the renovations that I need to make, gave very good improvement suggestions and directed me to the right people for home renovation . I look at Sunil as my mentor/guide for home improvement and not just my agent anymore! This review would not be complete if I did not mention Deepak! Our interactions with him over 4-5 months and ~10 offers were very positive. I feel he was mostly there to guide us and help us make decisions for ourselves. What we really loved about him: 1) Hes highly educated, and had a successful career outside of real estate. He set up this business from the ground up. He does this because he likes to, and hes good at it. I meet a lot of agents who do this part time, or in the summers, or because theyre helping a relative or friend. Buying in a sellers market required an agent that is completely 100% committed to the job. Sunil was available to us pretty much at all times between 8am and 10pm, 7 days a week! We had several offers that involved very tight timelines, and he came through with information, offers etc every time in a timely manner. You will get a lot of face time with him, and in the past 5 months I really learned a lot from talking with him, whether in person or by phone.2) He never pressured us to make an offer. He never pressured us on price or terms of an offer. He never said no to writing an offer, even though there were offers we made that were very weak in current market conditions (we were new to this, so we only realized after the first few that we were way off). 3) He has a great set of contacts (inspectors, loan officers etc) to help answer questions and help as and when needed.4) He has very helpful insights into the pros and cons of a house. He has good opinions on interior design, renovations, and the costs/benefits of these. He points out repairs/substandard work so you know what you?re getting into most of the time.5) I felt like he was truly working for my interests. There were times when me and my wife got emotionally sucked in to making offers on homes just so we could get into a place (?what if the market continues to rise and this is the best place we can get?? or ?What if we get priced out and have to move further away or into a smaller place next year?? Or ?Im tired of looking lets just over-offer and buy the next house we see??etc?etc). Sunil turned out to be a great support, keeping us rational and pointing out the real pros and cons of the houses we saw, keeping us from bidding on just about anything and over-offering just for the sake of getting a house. On one offer, he managed to save our inspection contingency, even though we agreed to drop it to get an offer accepted. This really bailed us out of a serious issue: inspections showed water in the crawl space, and the cause could not be determined. Because Sunil kept the inspection contingency for us (despite us agreeing to drop it), we were able to walk away from this problem / home. In the end, we found a great home that met all our needs (well most anyway). 5 months, ~10 offers with Sunil. I recommend him with no reservations.

We saw this home and fell in love with it, but we did not appreciate how challenging the transaction would be to complete. It was a short sale, and had additional difficulties associated with it. Now that we are finally in the house (after about 5 months after seeing the place), we pinch ourselves every day to make sure it's for real! We really do believe that if it weren't for Sunil, we probably would have i)never seen the place in the first place, ii)given up, or iii)failed to complete the transaction. Because of the nature of the short sale, he collected a smaller commission than other homes, but he never discouraged us from pursuing this home, unlike many other agents who I know would.We have owned a home before, and worked with two different agents (one to buy and one to sell) that home (out of state) and were not particularly happy with either realtor (this is after interviewing probably a half dozen each time). Sunil was definitely of a different breed. What I appreciated the most was his "no-frills" approach. He tells you exactly what he thinks, and doesn't sugar coat anything just to get a sale. We saw many homes with him and Steven, and they would point out anything that they saw that gave them concern or may affect resale value, etc. I found in the past that agents just tell you what you want to hear. If that's what you want, then go with someone else. Sunil is always easy to reach as well.We hope to live here forever, but if we should ever need to buy or sell real estate again, we'll definitely be calling Sunil.

The house sold in a few days at $10,000 over the asking price. Throughout the entire process Sunil was thorough, organized and consistently managing all of the workers to get their work done on time and within budget. I couldn't have asked for anything more.
