ZillowVERIFIED Emily and Summer were amazingly helpful in preparing our home for sale and getting it across the finish line. As an out-of-state seller, it was important to have agents I could trust, and Summer and Emily proved better than I could have hoped for. They are quite the team. I appreciated their knowledge of what buyers in the market were looking for, their guidance on improvements and presentation, and their willingness to handle the many hands-on details locally. They were dependable and trustworthy throughout the entire process, and their efforts made managing the sale from a distance much easier.

ZillowVERIFIED Summer was extremely professional and helpful, beyond any agent we have ever used. She helped us figure out the things we needed to fix and update and what could remain. She had several contacts in different industries to do the work that was needed. She talked through pricing strategies and timing options. We had a contract on our home within a couple of days. She navigated escrow well and gave great advice on the give and take in that process. I would highly recommend using Summer for buying or selling needs.

ZillowVERIFIED Selling my home in Goleta with Summer Knight from Sun Coast Real Estate was an exceptional experience from start to finish. She was easy to work with, extremely organized, always on time, and clearly very knowledgeable about the Goleta and greater Santa Barbara markets. From our first meeting, she laid out a clear game plan, followed it, met every deadline, and kept me on track at each step. Summer brought in a top-notch team for photography, staging, cleaning, transaction coordination, inspections, title, and escrow, which made the property shine and kept the process running smoothly. She also knew many of the local buyers agents, yet was careful to avoid dual representation, which made me feel she was completely focused on my best interests. Her professionalism and attention to detail gave me a lot of confidence throughout the sale. We worked together to set a strategic listing price designed to generate strong interest and encourage competitive overbids. After one weekend of open houses, we received seven offers, most of them over asking. Summer was extremely helpful in reviewing the offers, guiding me through counter offers, and ultimately selecting a strong cash buyer at $90,000 over the list price. Once we were in escrow, everything went smoothly. Summer expertly guided me through disclosures, inspections, and all of the paperwork, explaining what mattered and what to expect at each stage. I always felt informed, supported, and never rushed. I would absolutely hire Summer again, whether buying or selling. With her deep knowledge of the different Santa Barbara and Goleta neighborhoods and her organized, methodical approach, she is exactly the kind of agent you want on your side in this market.

ZillowVERIFIED We bought our first home with Summer and she was excellent for us. She was very patient and responsive explaining the process of making an offer and completing all the escrow steps. Additionally, because we were living outside the area while exploring the market, we really appreciated her help viewing houses for sale through video calls. Once we were in escrow, she was also very helpful in setting us up with inspectors to make sure the the house was up to our standards. Overall, Summer made the complicated, confusing process of buying a house feel simple and accessible, and we'd recommend her to anyone buying or selling in the Santa Barbara area. She was the greatest realtor we could have asked for for our first home purchase.

ZillowVERIFIED Summer got us in to see our now house before the open house which really helped us have time to decide if we were putting in an offer. Was an excellent negotiator for our final purchase, gave us tips about our plants when we fumigated. Most impactful for me was how patient she was for months with all four of our family members who were very involved in shopping for our house.

ZillowVERIFIED Summer did an outstanding job for the third time having her assist us. We have sold two homes and purchased one with Summer. She is efficient, very thorough in her preparation of market conditions and knows the Mountain View area of Santa Barbara like the back of her hand, having lived and worked in this area for many, many years. She is also extremely versed in the entire Santa Barbara, Montecito, and Goleta communities. Summers negotiating counsel was on point every time, presenting us with options on different scenarios that might occur. Then supporting our decision on final direction on price, terms, etc. for each transaction. During our last sale with Summer she helped us know what preparations and inspections of the home were needed, while not over doing since she felt we needed to get on the market in a very short time frame to be at the height of activity. She was right we received multiple offers over asking price and when the first accepted offer fell out of escrow she had secured a back up offer just in case and we sold the home on our original timeline. What could have been a major hiccup went forward without any issues. We are thankful we have known Summer for many years. She is honest, straightforward, kind, and all business when it comes to getting your home bought or sold! Bottom line she goes above and beyond every time. We highly recommend Summer for your real estate needs!

ZillowVERIFIED Summer is such a great person to work with. She really understand our true desire of what type of property we are looking for and what kind of features are not our preference. What we really liked is you fell she is always there when you need her help. There is one time, we are on a trip, I sent her a text message at 6:30AM in the morning and said we hope to see few houses around 9:30AM same day. She responded in few minutes and made all arrangements. By the time we arrived Santa Barbara we were able to see all the houses. It is such a good experience working with Summer. If someday in the future, we need help from a real estate agent in Santa Barbara area, we will definitely go back to her.

ZillowVERIFIED Summer was the perfect agent for us. She is professional, knowledgeable, responsive, friendly and made us feel confident with her assistance. I found her through Zillow when I needed an agent to arrange a very short notice viewing of a house that had just been listed. She saw us through the negotiation process of an offer the same day she met me. She was relentlessly advocating for us. While we came in second place on that house, we now know that was because a significantly better home was in store for us. She respected our long list of desires and over six months sent us only a few houses that were possibilities. Then we got a text from her saying that she thought a brand new listing fit our list perfectly. Having her help us through the offer to make sure that we put ourselves in the best position was comforting. In this instance, we were the winning offer and we will always be grateful for her efforts and counsel.
