Steve is highly knowledgable about the housing market in Jacksonville. As first time homebuyers, we had a lot to learn before buying our first home and Steve was able to advise us on all aspects of the home buying process. He gave us a step by step outline of what to expect when shopping for a loan, what is necessary to submit an offer and negotiate, and the closing process. In addition, as we walked through homes, he was able to point out items of concern that we may have never noticed on our own. His expertise was the key to finding our dream home. I would highly recommend Steve for all of your home buying needs!!!

Steve is a master of his craft. After we contacted him expressing our desire to start looking for our first home, he immediately made himself available to meet with us. Instead of just letting us list off all of our wants, Steve took the time to ask questions that could help him to understand the motivations behind our wants. He really took the time to understand us as people and as a couple before we started looking at houses. Steve took the time to educate us about the process before we started and let us know what to expect at every step. Steve's local knowledge was above and beyond expectations. He really knows Jacksonville and St. John's County. He was able to help us to think forward several years about what our situation might look like in the future and guide us to finding a home that would suit us and our growing family's needs for years to come. Steve was quick to respond to our requests to view a home and we often were viewing one in less than 24 hours of us seeing it online. He set us up to receive emails with the listings of all homes that matched our criteria so we could see every time a home the had potential for us was put on the market, taken off the market or had a price change. This was amazingly convenient and helped us to keep up with the pace of the market. When it came to negotiating, Steve's knowledge and experience were vital. He helped us to decide on a competitive offer and assisted in the counter process to ensure we were comfortable with the numbers and how things were going. Most importantly, he helped us to get the home of our dreams at a great price that we felt was fair.Overall, I wouldn't recommend anyone but Steve for the job of your realtor. Give him a call and you'll immediately start to understand why.

It has been such a pleasure working with Steve to find our first home. After being referred to us by a close friend, and outlining our expectations for a house, Steve began a diligent and thorough search. His background as a contractor proved very useful when touring potential homes, pointing out flaws or highlighting interesting features that we would have overlooked. Steve possesses a thorough knowledge of the home-buying process, and was able to guide us through all of our questions; from realistic price points, negotiations, lender options, and closing details, Steve was able to confidently steer us through all these steps to buying a home. We are so very happy with our purchase, and we cant thank Steve enough for all his hard work. We highly recommend him for your realtor.

Steve is amazing! He was referred to us by a close friend and we couldnt be happier with how things turned out. He answered all of our crazy questions and talked me off many ledges with his calm demeanor. Steve was super knowledgeable and simplified the entire process for us. Not to mention, hes a master negotiator, getting us 10 items repaired from our inspection list! Were so happy with our first Florida home and the superior service provided by Steve. Highly recommend!

Steve was amazing to work with, and my husband and I can't thank him enough for all the hard work he did for us. We felt that he really took the time to learn about our specific needs and wants, and was able to focus on what would really work for us instead of just sending us each new listing that popped on the market. When an opportunity to buy an investment property presented itself, Steve helped us every step of the way and even got the sellers to come down a significant amount from their list price. He really did an excellent job for us. We couldn't be happier!

Steve helped us navigate the unknown waters of first time home ownership with care, clarity and resourcefulness. He listened carefully to my wife and myself and helped us find the home we wanted within our budget with patience and walked us through all of our options and paper work so that we understood the best deal for ourselves. Thank you, Steve!

Steve was the perfect realtor! There are no perfect people, but he was able to meet & exceed my needs & expectations (very hard to do, just ask my husband), understand my husbands vision, wrangle all technical issues of selling our beloved home and finding a new slice of heaven, all the while holding our hands while we made such an emotional & dramatic change of life. Looking back on it, he must have had some super powers to do all this. It seemed as if he was always working, and ahead of each possible issue that would arise in our sale and purchase homes. Extra points for scouring new listings and truely lining up our desires with the available reality (in a market where real estate is flying- he got us the first look on homes that were perfect for us) & helped us secure one that had 3 other offers. I can't say enough about Steve, I'm very glad that we trusted him with our needs.

I was a first time home-buyer and frankly had no idea what I was doing trying to buy a house. Steve made the process so smooth and comfortable and answered every question I (and my concerned father) had. He was honest and knowledgable from start to finish, and cares about his clients beyond just getting them into their dream home or selling their house. I don't think I ever would have become a homeowner when I did had it not been for Steve, and I would definitely trust him in the buying/selling process again.

Steve is wonderful. We were going to have a difficult time buying a house no matter what: we were first time buyers with a special mix of nerves and patchy knowledge, plus, our finances and timelines are difficult because neither of us have "traditional" jobs, and we're in a truly insane market... But Steve gave us so much confidence and comfort in each step. He's smart. He's fun. He's kind. You will miss him when the journey is done! At the end, we know we bought the best home in our price range, and we feel great about it. Steve. Seriously, Steve. Why would you pick any realtor but Steve?!

Steve Shane has sold two homes for me and we bought one through him. He is a great guy with awesome negotiating skills, saving us lots of money on the buy of a farm and he sold one home for me in 5 days and the other one in one day. He walked us through the wilderness of paperwork and took an active interest in every aspect of our endeavors. He knew exactly how to reach a target audience and even had one home "staged" with showroom furniture to make the sale happen quicker. That one was tough as we had an older home that was competing with new McMansions in a really hot area but the sale was done in just 5 days. He responds quickly and if you follow his recommendations you can't go wrong.

I wish I could give 10 stars! We had such an amazing experince with Steve. We told Steve from day one that we wanted to be very aggressive in our search, and he followed through! He listened to our needs and was patient, candid and not to mention so much fun to work with! He made the process easy. We have worked with other realtors before and were somewhat frustrated with the slow pace and lack of communication. But not with Steve! He was the ultimate communicator and professional. Thank you Steve for finding us the perfect home.
