ZillowVERIFIED After Steve gets a listing you do not see him or hear from him, but from his 'team'. They do not like it if you ask questions such as why old pictures are on Zillow and not the ones they ordered to be taken. The 'team' contact person was also not sure how Zillow counts views and saves, and felt they are refreshed more often than it appears they are. The 'team' did give feedback on each showing, but we felt we just had to read it and not ask anything because he had told us to 'just let them do their job' and stop asking questions. We felt pressured to take the first offer that came in and he discouraged us from making a counter. He said if we did not take it we would probably wait 3 more months for another offer, etc. We felt he and the offer had the buyer's interest more in mind than ours. At listing time he built in $5,000 of perks for the buyer if there was a full price offer. This was a full price offer, however the way it was written it gave the buyer another $5,000 out of our pocket and naturally both agents got full commission. The closing process was a disaster due to paper work on the buyer side. We have sold many homes before and never had to order our own mortgage payoff papers or grant two extensions or not get the buyer side closing statement until the day before closing. And we had to order the payoff with a one week cushion. In all, not the easiest process we have had with the 14 residences we have sold.

ZillowVERIFIED Mr. Pate assured me that he had the contacts and clients in the San Marco area to sell my property. He was unresponsive and at times rude when I asked questions. It took me until March 2018 to get a copy of the listing agreement that was signed in November 2017. After months of very little activity I pleaded with Mr Pate to release me from the contract. Mr. Pate refused to release me from his agreement unless I paid him 3% of the listing price, or $8,779 for the remaining 6 or 7 weeks left. This was a terrible experience. My advice to anyone doing business with this agent is to get every promise in writing and get your documents in hand at the time they are prepared. When Pate picked up his sign at the contracts end, he left my keys outside somewhere and they were found and removed by someone without my knowledge or permission before I was aware of his action. He did not phone me to let me know this was his plan but left me an email that I found after the fact. I was working out of town for the Memorial Day holiday when he picked up his dropbox and sign and left my key outside the door. The only thing that was not painful about this relationship was that it ended.

ZillowVERIFIED This is the 2nd time I had ask Steve to try and sell our home. The first time we were just asking too much and the market was down. This 2nd time he had us approach the sale price differently and in doing so we had a buyer who was looking for water property and made an offer after being on the market for 3 days. I do feel that the price was a little low but was happy that it sold so quickly which made up for the price difference. Steve is a fine Christian man who went the 2nd effort to write a letter to another realtor who was representing an owner of a home that we made an offer. He was trying to convince the owner to accept our offer and avoid another 6 months on the market. Not many realtors would have gone to this much trouble. I recommend Steve Pate to anyone who is wanting to sell quickly.

ZillowVERIFIED Before I signed the contract with Steve, I had another agent who was not able to sell my house for the first six months. Since we had already moved out of Florida and managing our house from a distance was a painful process, we wanted to get somebody who was really good at selling for the second time around. I interviewed a few agents, and I could tell that Steve was very knowledgeable and very good at marketing and negotiation. The rest was easy once I signed the contract with Steve. He took care of everything for me. I'd like to highlight three things Steve is very good at: (1) taking very good pictures, which helps generate online traffic to my house. I use to get one or two showing a week. After Steve's marking, I get 7-8 showings a week. (2) getting the repairs done in a timely fashion at very reasonable cost. (3) very good at negotiation and engaging the buyer in the process. I would highly recommend Steve to anyone who is looking for a seller agent. By the way, I got an offer in the first week and got the house sold in the first month.
