FAQ
1. What advice would you give a buyer trying to purchase a home?
Buying a home is a big decision, so it's important to be well-prepared. Here are some key pieces of advice for a homebuyer:
Set a Budget: Know how much you can afford before you start shopping. Factor in the down payment, closing costs, monthly mortgage payments, property taxes, and maintenance.
Get Pre-approved for a Mortgage: This gives you a clearer idea of what you can afford and shows sellers that you're a serious buyer.
Research the Market: Understand the local market conditions—whether it’s a buyer’s or seller’s market—so you can plan your strategy accordingly.
Focus on Location: Think about long-term factors like proximity to work, schools, public transportation, and other amenities that are important to you.
Do a Home Inspection: Never skip the inspection. This can help you avoid costly repairs down the road.
Look Beyond Staging: It’s easy to be swayed by a home’s decor, but focus on the structure and systems (roof, plumbing, electrical, foundation) to see if they need work.
Think Long-Term: Consider your future needs. Is this your forever home, or will you outgrow it? Try to buy with both current and future needs in mind.
Negotiate Smartly: Don't be afraid to negotiate the price, closing costs, or repairs. Work with a skilled real estate agent to help with this process.
Don’t Rush: It’s tempting to jump on the first home you see, but be patient and make sure it’s the right one for you.
Plan for the Future: Understand the potential for appreciation in the area. Also, be prepared for the ongoing costs of homeownership.
2. What advice would you give a seller trying to sell their home?
Selling a home can be a big decision, and there are several important factors to consider to ensure a successful sale. Here are some tips for a seller:
Set the Right Price: Pricing is one of the most important aspects of selling a home. Too high and you may scare off buyers, too low and you could leave money on the table. Work with a real estate agent to get a comparative market analysis (CMA) to price it competitively based on recent sales in your area.
Boost Curb Appeal: First impressions matter. Invest in improving the exterior of your home, whether it’s cleaning up the lawn, painting the front door, or planting flowers. Buyers should immediately feel drawn in.
Declutter and Depersonalize: Buyers want to imagine themselves living in the space. Remove personal items, excess furniture, and anything that might make the space feel cramped. A clean, neutral environment helps buyers envision the home as their own.
Stage the Home: Home staging can make a big difference in how a home shows. This doesn’t mean spending a lot of money but ensuring the space looks its best by arranging furniture in a way that maximizes space and light.
Take High-Quality Photos: In today’s market, many buyers start their search online. High-quality, professional photos can help your listing stand out and attract more interest. Consider virtual tours or videos to offer buyers a more immersive experience.
Make Necessary Repairs: Fix any obvious issues like leaky faucets, broken tiles, or cracked walls. Small repairs can make a big difference in how buyers perceive the home’s value.
Market Effectively: Work with your real estate agent to create a comprehensive marketing plan. This could include listing on MLS, social media, hosting open houses, and reaching out to potential buyers.
Be Flexible with Showings: Make your home as accessible as possible for showings, even if it’s inconvenient. The more people who see it, the better chance you have of finding the right buyer.
Negotiate Wisely: Be prepared to negotiate. If you receive an offer, review it carefully with your agent to ensure you understand the terms. Don’t hesitate to counteroffer or ask for concessions, but also be realistic about what is reasonable.
Understand the Market: Be aware of the current market conditions. In a seller’s market (more buyers than homes), you may have more room to negotiate. In a buyer’s market (more homes than buyers), you may need to be more flexible on price and terms.
Lastly, work with a knowledgeable real estate agent who can guide you through the process, from listing to closing, and help you avoid common pitfalls. I’d love to help !
3. What types of clients have you worked with?
As a realtor, Ive had the privilege of working with a diverse range of clients, each bringing unique experiences and challenges to the table. Here’s a breakdown of the various types of clients I’ve worked with and why you value each group:
1. High-End Luxury Buyers: Working with luxury buyers has honed my skills in providing a personalized, top-tier experience. These clients often have high expectations and seek properties with exceptional features, privacy, and exclusivity. Navigating the intricacies of high-end homes, from understanding fine architectural details to providing excellent service, has given me a strong ability to deliver on even the most discerning needs.
2. First-Time Homebuyers: Helping first-time buyers is especially rewarding. These clients often need more guidance throughout the process, from understanding financing options to navigating the paperwork. My patience and educational approach help make what can be an overwhelming experience a smooth one. It’s also a chance to create lasting relationships, knowing I played a role in one of their most significant life milestones.
3. Military Families: Working with military families offers its own unique set of challenges. The frequent moves, tight timelines, and specific needs related to relocation require a special kind of understanding. I’ve been able to support them through what is often a high-stress time, providing tailored solutions to help them find homes that work for their family, even in uncertain or fast-paced situations.
4. New Construction Buyers: These clients are typically looking for homes that are modern, energy-efficient, and customized to their specifications. I’ve helped them navigate the process of selecting builders, understanding construction timelines, and making design choices, which requires in-depth knowledge of the latest trends and materials in the real estate market.
5. Investors: Investors often have a keen eye for potential and seek properties that will provide a good return on investment. Whether it’s multi-family units, fixer-uppers, or commercial real estate, I’ve guided them in finding profitable opportunities while navigating the nuances of investment properties, such as zoning, ROI calculations, and rental markets.
6. Land Sales: Selling land is a different kind of challenge that I’ve mastered. Understanding zoning laws, access rights, and land use potential requires a different kind of expertise, and I’ve embraced the complexities of dealing with raw land. Whether for development or recreational use, I’ve been able to help clients see the potential of the land they’re purchasing.
7. Everything In Between: Whether I am working with empty-nesters, growing families, or clients in transition, I’ve learned to adapt my approach to each unique situation. Every transaction has added value to my experience and deepened on my ability to provide solutions tailored to specific needs.
Ultimately, I value the diversity of my clients because each one offers me the chance to grow, learn, and adapt to new situations. Every sale is an opportunity to be challenged in a new way, and I’ve cultivated a well-rounded skill set that allows me to excel in a variety of real estate scenarios.
4. Describe a recent transaction you are fond of. How did it go?
A recent transaction I’m particularly proud of was the sale of a childhood home. These transactions are always close to my heart because they come with such strong emotions and deep personal connections. This one was extra special—selling someone’s childhood home is an honor, and I never take it lightly. It’s humbling to be asked to be a part of such a significant moment in someone’s life.
I really enjoy these kinds of deals because of the unique blend of nostalgia and personal stories that come with it. There's something beautiful about helping someone close that chapter of their life. In this case, I worked closely with my clients to ensure the home’s history was respected, while also maximizing its appeal for potential buyers. We carefully strategized the marketing plan, focusing on highlighting the home's charm and character, which resonated deeply with the buyers. It felt great to be able to put together something that did justice to the home’s legacy, even though it’s hard to feel like you could ever completely honor the emotional value of a place like that.
I always find it flattering to be trusted with this kind of sale, and I love the challenge of working with a marketing plan that reflects both the sentimental and practical value of a property. It’s always a win when everyone walks away feeling good, and that transaction was no exception.
5. How did you get started in Real Estate?
I got started in real estate because it's always been a part of my path. In my mid-20s, I began working at a development construction company, which sparked my interest in the industry. From there, I took a position in property management, which gave me a deeper understanding of the real estate landscape. I then moved on to a global corporate housing company, where I learned about the broader scope of real estate services.
When that job eventually moved to Arizona, I saw an opportunity to stay in Utah and pursue my real estate license instead of relocating. Each position I’ve held has been a stepping stone, leading me directly to where I am now. The experience I’ve gained from construction, property management, and corporate housing has equipped me with the skills and knowledge needed to be successful in real estate today.

Stephanie had a very different and unique style compared to other realtors I have met. Being from out of state she not only showed us houses but gave us history on the area. She takes it personally to make you comfortable and feel welcomed. You are not just a number to her or a client but a friend. Laughs mixed in with a personal touch for an awesome realtor.

In 2019 we had the opportunity to work with Stephanie Aragon in the purchase of our home. She initially listened to the things that were important to us in a new home. She has extensive knowledge of the market and the homes in our area and set up several showings of homes. As we narrowed our search she was able to set us up to see a home that had gone on the market the night before. The home was scheduled for an open house the following weekend. This home met almost everything that were looking for in a home. Stephanie helped us to write an offer that got us the home before the home before a bidding war could happen. Stephanie worked with our loan broker and made the full process go smooth and quick. We were able to find the home, get all the inspections, appraisals and close in days. We would, and have, recommended Stephanie to our friends and family any day.

My husband and I were first time home buyers in 2019, and Stephanie made the process SO easy for us! She was super patient with all of our questions and was always available to talk us through our first time buyer's jitters. She even helped us pick our home inspector. Working with Steph was the best part of buying our home!
