About Stephanie Paul
Hi, I'm Stephanie Paul, a licensed REALTORA(R) with Real Brokerage serving the greater Houston area, I know these neighborhoods, school zones, and new-construction communities firsthand.
Why clients choose me:
- U.S. Army veteran. I understand VA loans and the military move, and I bring discipline and follow-through to every transaction.
- 10+ years in disaster recovery and flood resilience. In Houston, that matters. I help buyers read flood zones, understand flood insurance, and ask the right questions about a home's history before they commit.
- Fast, tech-driven communication. I hold dual master's degrees in IT and use modern tools to get you showings, updates, and answers quickly.
- Licensed in Texas and Georgia. If you're relocating between the two states, I can help on both ends.
What you can expect:
- A clear game plan from day one: budget, neighborhoods, and timeline
- Guidance on VA, FHA, first-time buyer, and down payment assistance programs
- Honest advice about whether a home is a good buy
- Strong negotiation at the offer and inspection stages
Whether you're buying your first home, upsizing, or relocating to the Houston area, I'll make the process simple and get you to closing with confidence.

FAQ
Get fully pre-approved before you start touring, not just prequalified, so you can move fast when the right home hits. Know your all-in monthly cost: taxes, insurance, and HOA, not just the mortgage. In the Houston area, always check the flood zone, the flood history, and flood insurance costs before you make an offer. And never skip the inspection.
Price it right from day one. Overpriced homes sit, and buyers notice. Fix the small things, declutter, and invest in professional photos, because most buyers decide online whether to see your home. Have your disclosures and any repair, flood, or insurance history ready upfront. Transparency builds buyer trust and protects your deal.
First-time buyers, veterans and military families using VA loans, families relocating to the Houston area, and investors. As a veteran and entrepreneur, I'm especially passionate about helping fellow veterans and first-time buyers become homeowners.
My two most recent closings show how I work. In Texas, I helped a self-employed family who needed a non-occupant co-signer to qualify. We toured about 20 homes in one day. We were running late to the last one and almost skipped it, but I encouraged them to take even five minutes to look. It became the home they bought. When a lender paperwork issue forced the appraisal to be redone, I stayed on top of it, and we still closed on time.
In Georgia, I represented a veteran family buying new construction with a VA loan. The builder required a much larger earnest money deposit for buyers who didn't use the builder's preferred lender. The inspection turned up several items, and I pushed the builder to complete every required repair before closing. As a closing gift, I paid to have their unfinished garage painted so they could move into a finished home.
Both deals closed in under 30 days, with inspections, appraisals, and walkthroughs handled back to back. Lender issues and builder pushback happen, and my job is to keep the deal moving and get my clients to the closing table.
I've been an entrepreneur most of my life, with ventures in renovation and construction, and I saw firsthand how a home builds stability and wealth for families. As an Army veteran with a background in disaster recovery, I wanted to help people make smart, protected housing decisions, especially veterans and first-time buyers. Getting licensed in Texas and Georgia let me turn that passion into full-time service.
I hold dual master's degrees in information technology and a bachelor's in Homeland Security. I have over 10 years of disaster recovery and flood resilience experience, which helps clients understand flood zones, insurance, and a home's risk history. As an Army veteran, I know VA loans and military relocation, and my IT background means fast, organized communication throughout your transaction.
