Being a military family, we have made many moves, and this is to be the last one. We found Starr and Alayna online and sent them our forever long wish list for our dream home. We also sent them about 20 properties we wanted to see during our 2-day visit to Jacksonville. ZillowVERIFIED Under the most ideal conditions moving is a stressful event. Moving 1,000 miles to an unfamiliar area is borderline nervous breakdown territory. However, Dee and I were blessed with the perfect solution, Realtors Starr Keating and Alayna Summanen, from Caldwell Banker Vanguard Realty. Their efforts began a year in advance of our move and continued for weeks beyond our closing. They provided services, some of which hardly expected, and included a MLS listing that featured the types and locations of homes that met our criteria; meeting with us for three days, 8 months before we were moving to allow us to get a lay of the land, agreeing to work with us for multiple days over two visits when we finally initiated our move; and providing professional and greatly appreciated assistance to facilitate our purchase and closing which was handled remotely from our home in Texas. And then the totally unexpected, Starr and Alayna proceeded to assist us following the closing. The sellers had left several roomfuls of furniture, some of which we were considering keeping and the remainder I was going to make a trip to St. Augustine to dispose of. At this point Starr and Alayna volunteered to come to the house video and audio tape the home and allow us to select what we wanted. And you ask what about the furniture we were not interested in? Well, they hired a truck for us to have it removed, saving us another expensive (think gas) trip to Florida. During this time, they also met with the water company to get our water certification approved and provided us numerous lawn care professionals until we found one that had availability. And I will not get into the volumes of data on demographics, retail shopping areas, hospital and medical services that has been extremely welcome to us newcomers.If you asked me to give them a rating from 1 to 10 with 10 being the best, they are a 12. ZillowVERIFIED Warning, do not use Starr Keating, Coldwell Banker Vanguard Realty as your real estate agent unless you are prepared to move on short notice! Seriously, heres my story. The bottom line: My house sold, I closed and was paid within 3 weeks of first meeting Starr Keating. I was planning to slowly get my home ready to sell within 12 to 15 months. As part of my preparation, I decided to interview 4 or 5 real estate agents over a number of weeks. I saw some favorable comments about Starr on social media and called her first. I told her I would not be signing a contract for some time but wanted to pick an agent. She arrived on time and presented herself and a plan to market my home. It included research to price it correctly, a team member visiting my home and planning what had to be done to stage my home for photos, ultimately photography to take still photos, a video photo type to film a virtual walk-though, and drone photography to take aerial photos. Starrs team includes another agent, a social media marketing person and all the support a home owner could want. After listening to her presentation, I thought to myself, why would I interview anyone else. I told Starr I was ready to sign and we were off to the races. Things happened quickly and the first day I was listed on MLS, I had a full price cash offer with a requested two weeks to close. All I can say is that Starr and the whole process were amazing.

Here is our storyaEUR| Like many homeowners, when we decided to sell, we researched and prepped appropriately. We purged excess clutter, personal items, and ensured our home had all maintenance completed. We also had a good idea of comparable home values. We were ready to list and wanted someone that could impress us beyond the status quo. The interview process began with other local realtors with many accolades. Witty and talkative described all of them to a tee. When we asked questions about our home, they gave quick generic answers. When we tried to share special features and potential selling points of our home, they often dismissed them as not important or interrupted us to turn the discussions focus back to their bragging rights from other listings. They left without providing comparable based figures or a structured itinerary of the selling process. Additionally, because of the way they talked to us, we were truly concerned about how they would listen to potential buyers and share our homes special features. Then, we met Starr. After a warm greeting, she requested a quick tour of our home. During the tour, she asked open-ended questions and even took notes. After the tour, we sat down and continued our discussion. She gave us time to share the many upgrades we made including the not-so-obvious selling points and our concerns about selling the home. It was a relief to have a realtor attentively listen and record all the things we valued as important. We thought, wow, shes pretty good, but that was just the beginning. Going from good to great. Starr began sharing spreadsheets of comparable homes she had researched and prepared for our meeting. There were homes that recently sold, homes that were on the market, and data about each home. Starr confidently explained how it impacted the value or sale of our home. While we felt we performed our due diligence in research, she had data and listing we had never seen before. She was able to provide us with an informal valuation and explain her structured method of listing which included professional stagers and photographers, 3d virtual walkthroughs, timelines, showings, and how she would act in our best interest when communicating with buyers or agents. All of these things were included as part of her normal listing routine. Our final concern was showing the home. Both of us work full time, have three children and a pet that would need special coordinating. Starrs automated email and text messaging system allowed us to accept or reschedule appointments and ensure our home was ready to tour. Additionally, she setup group text messaging so we could ask questions on the fly. From the first day of listing, there was enormous traffic. It was apparent our prep work and Starrs effective marketing gained favor with potential buyers. Phones calls and showings happened immediately. At the same time, Starr was proactively coaching us and providing info on what to expect. Within a week, we had multiple offers and again Starr was providing professional insight for us to make a decision. Due to COVIDs impact on the market, our first buyer backed out. However, Starr had preemptively communicated this to agents that had already showed the home and had us back under contract for the full asking price on the same day. The sale was a success, but recognition for Starrs performance is not limited to securing a buyer. Throughout the process, Starr had real estate acumen to immediately and factually answer questions about loan types, regulations, and procedures. She was attentive to our needs and although we werent her only customer, she us made us feel like we were. Her knowledge and network of associates went on to provide us with assistance for our next home purchase too. As we look back on our experience, we are in awe. Starr is an amazing mentor and knows her aEURoestuffaEUR?. Even with a buyer backing out, she was always prepared and one step ahead of the game in every endeavor. Starr has a network to help with everything from the mortgage to the inspector to an electrician even a hair stylist for my wife. My wife and I recently relocated from Los Angeles to Jacksonville for work, and if a move across the country to a new city wasnt daunting enough, this was also our first home purchase. Alayna and Starr were there for us for every step of the process to ensure we picked the right area and our purchase went smooth. ZillowVERIFIED My husband and I can't say enough good about Starr Keating and Alayna Summanen. After Starr sold our first home so quickly and professionally, we knew we wanted to list with her again. However, we had to leave the state with the house empty. Starr totally treated it as her own, making sure it looked presentable and worked through the entire selling process even with us being out of the country. The main thing is that you can TRUST Starr and Alayna--they follow through with what they say they will do and are so knowledgeable, you can count on what they say. ZillowVERIFIED I had the unfortunate task of selling two Condos in two different states and purchasing a new home in FL all in 2016. The realtor that sold my primary residence was good the other was a total bust. He came with a lockbox and I never heard or had seen him again, got another agent after contract was up.Starr and Alayana on the other hand were the hardest working most knowledgeable realtors I have ever worked with. I ended up going with new construction because Alayna found a house for me with the floor plan, lot, community amenities, and School system I desired. Living out of state Alayna handled all my needs during construction. She also attended my closing to give me guidance through all the documents I was signing. I was very grateful for her expertise and professional knowledge during this stressful process.I closed at the end of September but Starr and Alayna kept in touch checking how things were evolving. These ladies really put their heart into making sure you are going to be happy with making possibly the biggest purchase of your life.
