ZillowVERIFIED Sita is a rock star broker. As first time home buyers, we never imagined that we would get our very first offer accepted and be able to close this deal within 30 days! The fact that we are writing this review from our beautiful new home is a testament to how good Sita is at her job. She is extremely hardworking, responsive and a great strategist. We had shortlisted 5 houses to view over a single day. She came prepared with printouts of the MLS listings, and even scheduled the viewings in the order that would make it the most optimal driving route. It was the attention to the tiny details that really impressed us. She did her research on the comparable house prices in the area, and was able to advise us on strategies such as escalation clauses, and even what time to send in the offer. We believe all these strategies really paid off in our first offer being accepted! She is also extremely well connected to local inspectors, and contractors. We found an issue during the inspection phase, and she had a contractor come out within the hour to take a look and provide a quote to repair this issue! This helped us negotiate our closing costs with the seller in the aggressive timeline. She also strikes the right balance between providing guidance and giving the buyers the space to make their decisions. We always felt like she was in our corner and wanted the best for us. If you are a FTHB, then we highly recommend picking Sita Philion as your agent!

ZillowVERIFIED When I was finally ready to start the home buying process it couldnt have been a more difficult time - houses were being bought without people going to see them, offers were coming in over asking and fast, and everyone else was trying to do the same thing I was. Not to mention I was a first time home buyer so everything about the process was brand new to me and also a bit daunting.I started searching for houses before I was ready to buy so I could learn more about prices and get a full understanding of what I really wanted before securing a realtor. Due to the pandemic many houses were unable to be seen without a realtor so I asked friends for suggestions. Thats when I was connected with Sita Philion from Callaway Henderson and thank goodness for that!Sita and I arranged a time to speak on the phone for her to get an understanding of what I was looking for, the area I wanted to live, and what my budget would be - all the fun stuff. I also told her I wanted to start looking early but that I did not think I would buy until the summer, unless the right house became available. After the first phone call, which was an hour and a half longer than expected, I could tell there wasnt anyone else that knew Hopewell/Pennington better than her.I would frequently get emails from her with new houses that were available and what made it easy for me was the no pressure feeling. Each time a house came up she would tell me, aEURoeIf you dont like this one dont feel bad just tell me, we wont do anything until you find what you like no matter how long it takes.aEUR? She was very helpful through all parts of the process.The house I just closed on felt like a when the stars aligned kind of moment for me. I happened to see it on Zillow one night and reached out to her to see if we could get an appointment. It was only on the market for a few hours before I reached out. The very next day we were the first people to go see this house and that night I made an offer that was accepted. Even in the scariest part of the process I felt confident having her in my corner leading me through the next steps.Going from wanting to buy a house in the summer of 2022, to closing on the first house I saw would not have been possible without a realtor like Sita guiding me through the process. We were relocating from California and were in the area for a very short time to look at properties. Sita helped us immensely from the get go with organizing 4 property viewings with as little as one day notice! From there working with Sita was nothing short of fantastic.
