Sita is a rock star broker. As first time home buyers, we never imagined that we would get our very first offer accepted and be able to close this deal within 30 days! The fact that we are writing this review from our beautiful new home is a testament to how good Sita is at her job. She is extremely hardworking, responsive and a great strategist. We had shortlisted 5 houses to view over a single day. She came prepared with printouts of the MLS listings, and even scheduled the viewings in the order that would make it the most optimal driving route. It was the attention to the tiny details that really impressed us. She did her research on the comparable house prices in the area, and was able to advise us on strategies such as escalation clauses, and even what time to send in the offer. We believe all these strategies really paid off in our first offer being accepted! She is also extremely well connected to local inspectors, and contractors. We found an issue during the inspection phase, and she had a contractor come out within the hour to take a look and provide a quote to repair this issue! This helped us negotiate our closing costs with the seller in the aggressive timeline. She also strikes the right balance between providing guidance and giving the buyers the space to make their decisions. We always felt like she was in our corner and wanted the best for us. If you are a FTHB, then we highly recommend picking Sita Philion as your agent!
