Shweta Khajanchi from Coldwell Banker Platinum Properties Team stood out as the best Irvine has to offer: their organic rankings are excellent (meaning people find listings on their site easily), their social media presence was strong, and I could tell they put a lot of work into their listings.We spoke with Shweta and then met with her at our home. She spent hours answering our questions, providing objective data regarding how many homes they sell, how long their listings typically stay on the market, and providing tons of info on comps in the area. Shweta made the process incredibly easy and took extra steps many other Realtors don't (but should), like having a pro come and give us staging tips, having professional photographs taken, and a lot more.When we saw our listing we were blown away. Her hard work and knowledge of what it takes to sell a home really paid off - our listing looked amazing and knocked out the competition. We had prospective buyers that saw the property once put in an offer and that too cash offers.Our house went under contract 4 days after we put it on the market. ZillowVERIFIED My wife and I were first time home buyers; we found our home, did our due diligence, and became connected with Shweta only when booking a walk-through via Zillow. I would recommend Shweta overall; despite a few hiccups along the way, she was pleasant to work with, had great local connections, and was very quick to respond.However, in the end, I feel like I learned an age-old lesson the hard way: ALWAYS GET IT IN WRITING...My wife and I intended to do most of the work on our own so that we could save money in our offer (by negotiating down buyer commissions); we also thought that we could handle negotiations on our own instead of asking someone in our family to represent us as the buyer. I mistakenly connected to a buying agent (Shweta) through Zillow, when I thought I was contacting the selling agent directly. Either way, during our early conversations with Shweta, I recall her saying that she was heavily reducing the buyer commission in her negotiations with the selling agent. This was fair since my wife and I found the home, did ALL of the initial legwork, and we put down an offer on the home the same day we connected with Shweta; this was a VERY easy deal for her. Made sense to me... until we received the closing docs and found that was not the case; she received her commission in full and now I understand why the sellers werent eager with our offer (in all fairness, she gave us a partial credit from buyer commissions). I lost all confidence in our aEURoedealaEUR? and wished Id received more clarity early on (and in writing). That said, I know its my fault for communicating this by phone and simply trusting that things would work out.
