You can do it!! You can do it with as little as 3% down and we can usually get the seller to pay your closing costs. So many buyers are just too afraid. I have never had a buyer say "I wish I had waited" When the market was crazy I know buyers who got priced out of the market because they were afraid to move forward. You can do this and I will hold your hand and walk you through it.
Condition and Pricing go hand in hand. I also believe that every house has a story and I actually write one for my listings. It is emotion that chooses the home and then the buyers will justify it logically.

I double ended a sale of a previous client that I had sold them their house originally 25 years ago. They were moving out of state. My marketing attracted the right buyer and I got to show the property to the buyers. They loved it and I then successfully sold their home so they could by this one.
One day after months of being frustrated with a dead end job, my husband asked me what do you want to do....what do you like to do? I thought about it and said, I like to look at houses, so the rest is history.

How do I cancel a list in agreement correctly?
Hi. You will need to request it from the agent/brokerage and it will have to be in writing. The Colorado Listing Agreement clearly states the reasons you can get out of the Agreement. Paragraph 19 states " If Broker is in Default. In the event the Broker fails to substantially perform under this Seller Listing Contract, Seller has the right to cancel this Seller Listing Contract, including all rights of Brokerage Firm to any compensation. Any rights of Seller to damages, if any, that accrued prior to cancellation will survive such cancellation" Good Luck
