He knew a lot about the housing market in the area, and was really good about offering his insight and expertise to help us through various issues that came up throughout the process. He was very dedicated, and when we needed something we were basically able to get in touch with him quickly 24/7 (or so it seemed). We had several late night and weekend phone calls when important decisions had to be made and documents signed/sent ASAP. Speaking of documents, whenever we made a major decision such as an offer, counter-offer, inspection report, etc, Shawn would have the documents prepared and sent over for digital signature usually within minutes - being able to get that stuff done so quickly was really nice. Even when Shawn wasn't personally available, someone from his team was always able to help us when we needed something. Shawn was also able to recommend reputable contractors and other services that became necessary along the way - everything from home inspection to trash pickup to chimney repair.

And...it was in a price range that doesn't move fast. It was not looking good. I was working with another realtor who was proactive and sharp, but I wasn't getting viewings or offers. I asked Shawn to look at it for me. I was immediately impressed by the detailed and insightful report he delivered (It was 64 pages of high quality analysis, compared to the sparse 2-3 page reports his competition produced). ZillowVERIFIED Beware. This agent not only mis quoted my tax amount (elevated 3 time the original amount) on my listing he listed the wrong tax information, lot description and lot size. He was so arrogant he wouldn't listen or correct the listing for over 8 months. I had to finally get my accountant involved to prove to Shawn with my tax returns what I paid for property tax. He finally changed the amount but never corrected the listing. He refused to allow us out of the agreement. His quote " I have invested to much into this listing to give my commission to another agent". Finally after involving the managing broker (who was respectful and helpful) we were allowed out of the contract after 10 months of our home lingering on the market with every perspective buyer thinking the taxes were 3 time higher than with the homestead exemption. During this process Shawn continually told my wife and I people were not making offers because the taxes were to high and we needed to lower our price. When the entire time he had listed the wrong information on our home. Today the home is now priced below the appraised value and people think there is something wrong with the home. We have now listed with a new agent/broker who now has to explain why my home gas sit on the market for almost a year and what happened with the incorrect information on the listing. People make mistakes but a real professional with accept and correct their mistakes. With Shawn Spaw he has yet to appolgise or admit anything wrong.

We did follow their advice and repaired ceilings and painted areas where peeling paint diminished the initial home appearance. House sold at full Listing Price in 1.5 days; my concern was that we had under valued the home by $5,000. Buyer told me the comparables showed we were priced "competitively". Darlene was helpful to the point of coming over to assist my wife in moving furnishings prior to our listing date. We appreciated her help a great deal.

Shawn was also able to negotiate the best deal of a life time in the new purchase of our home. The deal was so great that when I went to file my homestead exemption the folks at the employees at the county assessor's office thought someone had incorrectly entered the wrong purchase price of my home so they had me show them proof of the mortgage purchase. Once they saw the mortgage paperwork they told me that I was very lucky to have purchased the home at that price.

ZillowVERIFIED I interviewed several realtors before I choose Shawn to list my home for sale. Shawn is very knowledgeable of the housing market in the Northwest Indiana. He came to my home and suggested a selling price 10-15 thousand dollars over what the other relators suggested, I thought he was crazy. He showed me comparables that had sold in his suggested price range. We listed the home for 5 thousand less then the top price he suggested. IT SOLD IN 5 DAYS!!!!!! and for 2 thousand dollars more then the asking price. I highly recommend Shawn and his team at Coldwell Banker. I couldn't have asked for a better experience.
