She knew our area really well, did not blow us a lot of smoke AND my wife really liked her. It was pretty stressful selling our home from across the country. So, many things that were best taken care of locally. She found us someone to keep our yard looking good and at the end when the buyers had some repairs they wanted made she worked hard to get that arranged on a really tight schedule. She looked at the abandoned and literally burned-out houses on our street and said, aEURoeThis neighborhood is going to explode!aEUR? I also knew this to be the case after witnessing the transformation in the neighboring Fall Creek Place neighborhood. That whole area north of Herron-Morton used to be called aEURoeDodge City.aEUR? Take a guess why it had that nickname! Of course Shannon did the research, and Mapleton Fall Creek shared with us the plans and goals for the neighborhood backed by funds from Lilly Endowment and others pouring into its revitalization. The entire buying process was so smooth and efficient that as first-time homeowners, we barely had to lift a finger. Shannon was on top of everythingaEUR"quotes, paperwork, you name it. Over the next 13 years, our home almost tripled in value! It was going to be our forever home. We absolutely loved our charming home and our neighbors, the original elderly neighbors as well as the new families that were moving in and rehabbing the abandoned houses. Unlike other neighborhoods where they kicked out the originals, it was always mixed-income. Anyway, I ended up taking a job out of state. Late July of 2025, I contacted Shannon and told her I was in town and was ready to sell the house. She responded immediately while coming back from vacation in Aruba and met with me the next day. She did the market research and secured the Zillow 360 photos that same week. I was only in town for 7 days, a few of those days on vacation with my family. Before I left, everything was posted, and about a week later I accepted an offer.A A Now, since I hadn't been living in the house, there weren't many aesthetic updates made, and there were some issues that needed addressing (hello, sewer line problems due to the neighbor's tree roots). Shannon HUSTLED. While I was stressed, she kept reassuring me that she'd handle everything, and she meant it. She secured her own quotes for all the buyer's requested repairs to verify they were reasonable because Shannon doesn't just make things up or guesstimate. She ALWAYS does her research. We needed locks changed in the middle of the night. She had a guy AND paid for it herself to avoid any delays. Emergency cleanup two days before closing? Already handled.A This woman has a guy for absolutely everything in Indy. The quotes she got me saved me thousands of dollars on repairs because her people trust her and don't overcharge. Listen! She even convinced the contractors to do the work BEFORE payment with the condition that they'd get a check for services after the closing. Her people trust her enough to know that the closing would happen on that date and that they would receive their money. When my mother had the new set of keys the night before the final walk-through, Shannon drove 45 minutes just to pick them up and waited for my mom to get home. I felt bad, but Shannon wasn't even fazed despite having an appointment across town right after that. I gave her power of attorney to sign at closing because she kept me involved in every decision, and she had already taken care of all the surprises. It was a miracle we made it to closing on the original date with some very unfortunate serious things happening beyond my control.A A And here's the thing about Shannon: once you're her client, you're family forever. I literally met her at an open house for some house that I wasn't even considering. She was so honest about the pros and cons of that fixer-upper house that I could tell she would be a reliable source of information. (In other cases when you go to an open house without a realtor, they are so pushy and salespersony.)A Similarly, a friend I recommended to her years ago still keeps in touch. ZillowVERIFIED Shannon was 15 out of 10! She bent over backward for us. We were making a big move from California to Indiana. We started looking in Carmel, IN, but after numerous zillow searches we didnt find anything that suited our family. We gave Shannon a list of wants and she immediately went into action. She emailed us a list of homes in a different city (Fishers) and assured us this city is great for raising families. We narrowed it down to 2 houses. Shannon went out of her way to go to both open houses for us since we were out of state. She is extemely polite and professional. When we narrowed it down to 1 house, she again went out of her way and did a video tour with us. After the tour we made an offer on the house in which we live in now. Since we were out of state, Shannon looked after our new home until we arrived. She met and stayed while the carpet cleaners came and when the movers showed up. She even recommended and introduced me to a few people in the Property Management Industry as she knew I was moving with no job lined up. Other amazing things she did: If we texted her a question or an update she would often respond in 2 minutes or less. When you choose to work with Shannon (and I HIGHLY recommend you do) she will make contact with you quickly and invite you to meet anywhere thats convenient for you to discuss what you want, deal breakers, price ranges, neighborhoods, etc.. after you finish, she will give you her opinion/feedback on what you said and ask follow up questions and suggest you check out things you might not have considered, etc. Obviously, making an informed decision is the most important part of buying a home. But personally, as being aEURoeemotionallyaEUR? invested as well in buying a home, having someone who properly set, managed, and came through with: expectations was such a lifesaver and made me feel so at ease throughout the entire process. We felt like we were working with our best friend rather than a real estate agent. THE BEST OF THE BEST!

I started looking for a realtor to list my house in January 2021. Dawna Ridgeway was the only one who answered all my question at that time, when the rest deflected some of the questions. I told Dawna that I was in no hurry to list nor was I going to rush to pack up the house and she never pressured me during the time it took me to pack up the house (4+ months). The other 2 agents continued to call on almost a weekly basis and one became quite pushy about signing a contract. Is it any wonder why I chose Highgarden to list my home with? Dawna was always prompt in her replies to my emails, typically within a few hours. Having sold my last home over 20 years ago, there were differences in the process and Dawna patiently explained everything to me including each and every one of the offers I received (20+) and the pros and cons of each. While some of the offers were over the sales price, most were investors who wanted to rent it out. I never felt pressured by Dawna to take the highest offer. The home was photographed beautifully and Dawna gave valuable feedback re: staging the house. When I had to have some repair work done, Dawna was able to suggest a contractor for that. The house sold in 2 days for above asking price. From start to finish the whole process was flawless. I'm looking forward to having Dawna as my agent again when I begin my search for a new home.

I didn't hire her because she saw the highest potential selling price (she did) or because she had the best communication skills (she does), but I hired her because she laid out a comprehensive, detailed plan to prepare my home for sale and walk me through to closing. Shannon executed with excellence at every step of the journey. She brought in an expert to help me declutter and stage my home - using my own belongings and witho0ut spending extra money. She had a terrific photographer who showed my house in its best possible light. She prepared great materials to distribute, and activated her network of colleagues who knew my neighborhood well. Before it was on the market, there was already interest. We sold the house in 3 days for above asking price - and we had set that asking price significantly higher than the other agents had suggested. I didnt really work with Shannon but I did work with her partner Jeff and he was very helpful. He always had the information needed within a timely manner. If we had any problems or delays he worked hard to get them resolved. They were very involved and I never felt like I was going through this alone. The only issue I did have was sometimes the response time I was allotted was less than 24hrs. On some things I had to make a decision with out even thinking it through. But in the end our goal was met and I couldnt have got a better agent.
