1. What advice would you give a buyer trying to purchase a home?
Buying a home in Key West or the Florida Keys is very different from mainland markets, so my first piece of advice is to work with a local real estate expert who understands the nuances, especially flood zones, insurance costs, and elevation requirements.
Inventory here is limited, and desirable homes in certain neighborhoods like Old Town, the Meadows or near the water can move very quickly. That said, it’s important not to rush into the wrong property. I guide my buyers to focus on long-term value: location, build quality (CBS vs. frame), and whether the home sits above flood level, which can significantly impact insurance and resale.
For buyers relocating or purchasing a second home, I also help them align their purchase with lifestyle goals, whether that’s walkability to Duval Street, boating access, or the best rental potential.
In short: be prepared, be informed, and partner with someone who knows the Keys inside and out.
2. What advice would you give a seller trying to sell their home?
If you're selling a home in Key West or the Florida Keys, pricing correctly from day one is the most important decision you’ll make. Even in a strong market, overpricing can cause a property to sit—and ultimately sell for less.
Next is the presentation. Buyers here are often purchasing a lifestyle, so your home needs to show like a tropical retreat. Professional photography, video, and staging (when appropriate) are essential.
Finally, marketing matters. We don’t just list properties, we position them. That includes targeted digital campaigns, exposure to luxury and second-home buyers, and tapping into my network of qualified prospects actively looking in Key West.
When pricing, presentation, and marketing align, that’s when sellers get the strongest results.
3. What types of clients have you worked with?
I’ve had the opportunity to work with a wide range of clients in Key West and the Florida Keys, including primary home buyers and sellers, second-home and vacation property buyers, luxury waterfront clients, military, and real estate investors.
Many of my clients are relocating from out of state or purchasing a second home, so they rely heavily on my local knowledge to guide them through everything from neighborhoods like Old Town and New Town to rental regulations and insurance considerations.
On the selling side, I work with homeowners who want a strategic, data-driven approach to maximize their property’s value in the competitive and unique island market we have in the Florida Keys.
4. Describe a recent transaction you are fond of. How did it go?
One recent transaction that stands out involved a seller in Old Town Key West who owned a beautiful historic home on a larger-than-average lot. While the property had incredible character, we knew it needed to be positioned carefully to attract the right buyer.
We focused on highlighting its unique features like outdoor living space, pool area, and the potential for flexible use, while pricing it strategically based on current market conditions. Through targeted marketing and strong negotiation, we were able to generate serious interest and secure a favorable outcome for the seller.
What made this transaction especially rewarding was helping the client understand the market dynamics and guiding them through each step with confidence. That’s where experience in the Key West market really pays off.
5. How did you get started in Real Estate?
I’ve lived full-time in Key West since 1998, and over time I developed a real passion for helping people find their place here. One of my first careers was in sales and I traveled up and down the Florida Keys extensively. I also really enjoyed tracking the local real estate market. I officially started my real estate career in 2006 and since then I’ve focused on delivering a high level of service to both buyers and sellers.
What drew me to real estate, and keeps me engaged every day, is the opportunity to help people make meaningful life decisions, whether that’s finding their dream home in the Florida Keys or successfully selling a property they’ve owned for years.
6. Do you have any special education or training that will benefit your clients?
Yes, I am a Guild level Certified Luxury Home Marketing Specialist™ (CLHMS), which allows me to better serve clients buying and selling high-end properties in Key West and the Florida Keys.
In addition, I work with a real estate coach weekly and invest in ongoing education and training to stay ahead of market trends, negotiation strategies, and digital marketing techniques.
