ZillowVERIFIED I started working with Scott Rhodes about 2 years ago to sell our home in Waverlee Woods in Oviedo, Florida. We had to wait until the market picked up enough so we would be above water. I live in Virginia so all of this took place over the phone.Last fall, I contacted Scott to determine when we should consider selling our house. Scott To my surprise, suggested that we put it on the market in early 2016. He made a trip over to the house to get an idea of what we had to work with and what issues may need to be addressed.We started working on the home to get it ready for market at the end of January 2016 and finished with the preparations on the 24th of February. Based on Scotts recommendations we:- Painted the exterior of the home- Painted the interior of the home including the garage- Replaced all appliances with stainless steel appliances- Replaced lighting with energy efficient LED lighting- Landscaped where appropriate and fertilized the yard- Checked and repaired the sprinklers- Had A/C system checked by professionals- Had the floors and home professionally cleaned after all work was completedScott obtained a internet/domain name for our home and a sign with the domain on it to hang under the for sale sign.We listed the home on Thursday, 25th of February and had 4 showings between Thursday and Friday. Friday afternoon, we received a cash offer for the home below our listing price with a hard deadline to accept by 3pm the next day (Saturday February 27th). Scott and I discussed and he recommended that we hold on to respond to the seller because we just listed the home and there was a lot of interest.The next day, Saturday, February 27th, Scott and I discussed the home status and he informed me that we had 3 additional offers on the home. Two cash offers and one conventional offer for a total of four (including the original). Based on his recommendation, we asked all parties to submit their best and final offer by noon on Monday, February 29th. With fingers crossed, we waited until Monday and Scott contacted me via phone and email and we discussed the offers. The original offer dropped out and that left us with three. All three were above our asking price. After some discussion, Scott recommended one buyer over the others and his rationale made sense so we went with it.We signed the acceptance and the property closed on March 15th, just 2 weeks after we accepted the deal. Scott helped tremendously with getting the proper paperwork to the closing agent.After the closing, Scott contacted us and provided a list of reminders to turn off utilities, lawn service, and cancel our homeowner insurance. I recommend Scott Rhodes to anyone who needs to buy or sell a home. He is a resident of Oviedo and knows the area inside and out. More important, he treats you are if you are #1 no matter how much he may have going on. His recommendations for repairs or upgrades to our house were impactful.
