Not only was Scott and crew remarkably responsive, but they helped us navigate a very tough market on both the selling (City during pandemic) and buying (Suburbs during pandemic) side of things where we had the odds stacked against us. Scott can be quoted as saying that he "won't force a square peg into a round hole" and this couldn't be more spot on. At no point did my wife and I feel pressured to make decisions outside of our comfort zone (despite the wild market) and we felt well-equipped with Scott with respect to how we should structure offers on the buying side. ZillowVERIFIED Id give him six stars if theyd let me. Background: I sold our house by owner because I had some prior disappointing experiences with Realtors. The house was on the market for 45 days and I met many buyers and Realtors who could not put all the pieces together to get a deal done. Then I get a call from Scott who had a family interested in our house. Like a bizarro reverse tornado that whips chaos into order, he willed a deal into line within 24 hours of showing the house. His knowledge of the local market and the complexities at each stage of the transaction made everything go surprisingly fast and smoothly. (We closed a remarkable 32 days after his clients first viewed the house, even with a lender involved). If I had known him before we put our house on the market, I would have listed it with him instead of selling it on my own. And he represented his clients so aggressively and professionally that I would recommend him first to anyone looking for a house in Milton or Boston. At every stage of the process he was always available and he went the extra mile on multiple occasions, including replacing smoke detectors himself so we could obtain the required certificate from the fire department. I confess I was a little put off initially by all his self-assured promises about how the deal was going to work out, but he is the among the rarest of people in any business who can back up the confidence with competence. Two months later, I realized that in order to buy an apartment I must find a broker. I looked for a broker at Zillow and found one. According to the advertisement, the broker had 59 Recent sales. I thought it was very impressive and arranged to meet her.Our demands were unreasonable regarding to location and budget. She told us how it does not make sense and asked us to sign a document so she will represent us. We refused to sign but continued to work with her. From December 2015 to May 2016 we drove many times for 6 hours to see apartments. We were so eager to buy so we offered big amounts for a one-bedroom apartment (750 sf). its seems surreal and the real estate agent kept saying that it is a hot market and we should offer much more above asking price and omit contingencies. My spouse thought that our broker is unprofessional and does not have connections and we must find someone else.Then we met Scott. In February 2016 we arrived to see an apartment which was represented by Scott. The open house was something that I havent seen before: The apartment was loaded with many potential buyers, music was great and he stood in the middle and hosted the event. In May we saw that Scott sold the apartment we came to see 100,000 over the asking price. I searched his name on line- I remembered Atlas properties and recognized him from the picture- and sent an e-mail.After 15 minutes I got a phone call and we scheduled a meeting. We arrived to his office and told him our story. He promised to find us an apartment. Another credit for him was that he did not jump on us with the documents to sign for exclusivity. For us, this was a sign that he probably knows that he can get us what we want.On July 2016 we made our first offer - we offered $ 10,000 more than asking price for a condo that was in our budget (including renovations) and in a perfect location.In addition, since several banks refused to give us a mortgage , he linked us to a different bank that approved us. Scott worked in a methodical way- first made sure that we have the confirmation from the bank for mortgage and only after we started with a search of the apartment.His greatness lies in the understanding that he builds relationships for the future, he wants a happy customer goes back to him when he /she wants to sell. Other brokers don't realize that so they just don't care when they represent buyers. He can identify potential asset and give wonderful advice to his clients.In addition, he even helped with the renovation process: he invited few sub-contractors to the apartment to meet us (he attended the meeting) to figure out how to increase the value of the apartment and make it fun to live in. It was an experience to work with him, he is charming, always there at any time (even when sending him emails in weird hours). He Is an experienced sales person who can sell ice to the Eskimos. Home buying experience with Scott was fantastic and I'm sure that the selling experience selling will be wonderful as well.

ZillowVERIFIED Scott Farrell! This man is truly a super agent. I moved to Boston from Los Angeles and was looking to purchase a condo since July of 2013. I contacted several real estate brokers/agents and explained what I wanted. All of them said " we will send you MLS listings, tell me if you like any of them"- then I would keep getting email after email of properties that we didn't like. Finally, Scott contacted me since I had registered on their website. The first time I spoke to him he assured me that he would find my wife and I a condo that suited our needs. He did exactly that. He listened to what I wanted, and searched actively to find the right place. We went to three showing until he showed us the condo we ended up buying. When we left the showing, he knew that this was the one we wanted. Scott asked me to make an offer based on the current price per square foot in that area. I did just that- however, I was quite fearful since the Boston real estate market is soooo crazy (all condos were going for way over asking). I signed the offer, and 10 minutes later I called Scott to increase our bid several thousand dollars. He said "NO- I know this broker and I think I'll able to get this condo for you at the original offer amount". I was still worried but decided to lay back. Scott called me an hour later with great news- the condo was ours. However, it didn't end there. My wife and I are both residents in the health field and have very little income. No one wanted to give us a loan! Scott recommended a bank that he thought would most likely approve our loan. Scott not only made the recommendation, he also negotiated our interest rates down tremendously. Even after our loan was finally approved he still maintained daily contact with us to make sure all the funds were properly transferred

Long story short, he got my contact information, kept in touch and a few months later he helped me find just what I was looking for at a good price, showing me a variety of properties but homing in quickly on exactly what I wanted. Since then, he has served as my rental agent, finding me a good tenant and renegotiating the lease for renewal. I'm very happy with the service he's provided and I'm glad I accepted that beer. Scott is attentive to your needs, a great listener and gains an understanding of what your looking for prior to showing you any properties. He executes "on demand" service and is available whenever you need him. ZillowVERIFIED My wife and I highly (!!!!!!) recommend Scott Farrell and Atlas Properties if you are buying a condo in Boston. How often do you find a realtor that* is very knowledgeable, yet also receptive to feedback,* has extensive knowledge, yet continues to learn,* is highly responsive to emails / texts / phone calls, regardless of the day or time* is always diligently trying to identify ways to help you complete the purchase, * is helpful in many ways beyond the actual purchase, including, for example, recommending an architect for the roof deck we will install, and* has a good sense of humor, helping take stress out of what can be a challenging situation.Our first contact with Scott and Marc, the owner of Atlas, was July 2012. We completed purchase of a penthouse condo in Beacon Hill the end of January 2013. Without Scott's diligence, it would never have happened. Although we have owned multiple houses, this was our first condo, our first property in the Boston area, and we were buying remotely from more than 1500 miles away. Only after the owner accepted our offer did we learn that he had multiple state and federal tax liens on the property, totaling a significant fraction of the purchase price. This dramatically increased the complexity of the purchase. In addition, unfortunately, the owner was initially reluctant to be fully open with his own realtor and real estate lawyer, much less us. This further added to the challenges Scott faced. He took the initiative to contact a tax lawyer that educated us on buying property with tax liens. He worked closely with the real estate lawyer that my wife and I selected, who also had experience with tax liens. It certainly appeared, from my perspective, that Scott understood the tax lien related challenges of this condo purchase better than the owner's realtor, who was an experienced professional with one of the larger firms in the area. She actually called him for updates.Late in the process, we learned that the owner was actually personally negotiating a "short sale" with the IRS. This added to the complexity of what was already a complex deal. Scott remained diligent throughout the two delays in closing, maintaining his optimism and ensuring all key participants, including the owner's realtor, were constantly updated.We cannot thank Scott enough for helping us acquire a condo we really like. In the process my wife and I developed a new friend, who is continuing to help us with our new condo. If you want a realtor that can meet any challenges you may face, contact Scott Farrell.
