ZillowVERIFIED Since 1995, I have been involved in over 30 real estate transactions and have done deals with every major Realtor in Huntington Beach. Most of them are very nice and are quite proficient at selling themselves to you. Unfortunately, most of them are not very bright and cannot seem to master the principle of returning a phone call or taking a minute out of their day to give you a simple follow up on the open house that displaced you on a Sunday afternoon. Several are sleaze balls that specialize in buying the listing (they tell you your house is worth a ton of money to get you to list with them) only to have them hammer you to reduce your price a week or two after you sign with them. Many are not good students of human nature with is critical in ascertaining what the other side is thinking and how to make strategic moves that make the most sense. Scot Cambell sold my house on Trinidad Island last year and did a great job. We came up with a realistic listing price, he arranged to stage it (I had already moved out) , had it photographed and put together a spectacular print and digital marketing campaign, and after a weeks worth of arduous negotiations, had a price with which everyone was happy! He arranged to have someone from his office for all the inspections and repairs too. Best of all he doesnt need to ask his boss for permission for anything, hes the broker, he even owns the building! He can and will do whenever is ethnically necessary to get a deal done. Best of all: he returns calls ASAP or will actually answer it. Its the little things, right?

Scot was fantastic to work with on both our sell and buy side. Scot worked with us on getting our current home setup and marketed at the right price (market, timing, local knowledge of hot markets, etc.). More importantly, Scot was able to get > 95% of our asking price! Anyone can sell your home for less. It takes a strong realtor, negotiator, and understanding of the local market to get > 95% of asking price consistently. Further, Scot was patient in understanding our requirements for the new home and very active in the local market to find the best opportunity for us. Scot was able to bring many opportunities to us before they hit market through the formal channels (MLS, RedFin, Zillow) and seemed to have more pocket/off market listings than other local realtors we ran into at open house events. After a short period, we found our home before it hit the market through Scots informal network. I cannot say enough about Scot's professionalism, care, and candor through the process. I gave up and called lots of different brokers for help. But one guy stood out above all the rest - Scott. ZillowVERIFIED Scot was instrumental in helping us not to make the wrong decision when buying a house in Huntington Harbour. When we first made an offer and went into escrow on the house we ended up buying, it was on a contingency (we had to sell our previous house first). Someone else then made an offer and knocked us out of the running. We stopped by an open house hosted by a different realtor and while that house was out of our price range, she showed us a house that was in the harbor but not on the water. We then went into escrow on that house which coincidently was being represented by Scot.Meanwhile the first house fell out of escrow and Scot knew being on the water was what we truly wanted and so he helped us to cancel the other escrow and go back into escrow on the house we originally wanted.He would have made money on either house. However he had our best interests at heart and he knew which house was best for our needs and our wishes. That shows the professionalism and client first mantra that Scot operates under.That spoke volumes for me and it showed me that not only does Scot listen to what you want, he will guide you in the right direction even when you make a misstep.In three years the house has appreciated to almost double what we paid for it and we have Scot to thank for pointing us in the right direction.Scot is a superb realtor who has superb knowledge about homes in the Huntington Beach and surrounding areas.
