    About Sarah Case

When it is time to maximize your Visalia area home, you want to be represented by a local market expert! Do you find yourself running out of space? Would you like more room to entertain? You have decided it's time to sell. But you want to make sure that you are making the right decisions maximizing your sale price so that you can easily fund your dream home. As it is for many homeowners, real estate transactions are often one of the largest transactions of your life--so they are absolutely a BIG DEAL! On top of managing your day-to-day roles and responsibilities, you must prepare your home for sale by cleaning, repairs, decluttering, list your home AND navigate the bumps along the road that pop up during most real estate transactions. Without an expert knowledgeable about your local market with proven results, you can easily find yourself settling for less than you deserve. I can help! When it's time to sell one of your largest assets, you want to know you have the guidance of an expert who will be there to assist you at each stage in the process. Unfortunately, most agents in the industry will promise a superior outcome, while only doing a fraction of the work needed to provide a successful, stress-free transaction. YOU deserve better! And I agree. Sarah does things differently. When you make the decision to work with me, I will make sure you feel confident and comfortable through your entire home sale. I provide a targeted sales and marketing strategy that will get you the maximum exposure to the most qualified buyers--helping to get you the highest possible price. With 20 years in the industry, my commitment to you is excellence, a proven marketing strategy, and strong negotiations, that way we get you the sale price you deserve in the fewest days on market. These are just a few reasons why my clients have trusted me with over $20 million sold in Visalia real estate. I make what can often feel like a stressful process seamless.

    FAQ

    Answered Questions

Is it better to list with a discount brokerage to save on commission?

Often time the discount brokerages are discounted because their services are often discounted as well. Compensation is always negotiable with any brokerage but I would ask what services they will provide with that discounted fee. It is not cheap to advertise and get your home in front of EVERY buyer possible and often times when you take the time to interview your Realtor you plan to use you will get that back with a good negotiator. We are in a tougher market for sellers so you need someone willing to negotiate for you.

Do price reductions make my home look " desperateaEUR? to buyers?

Pricing your home right from the very beginning Always gets more in your pocket then marching the price down slowly. I advise you take a moment to analyze the market again and the price reduction you make be where the market and not too high.

Taxes on selling a second home how do I avoid a huge bill?

If you lived in the home 2 of the past 5 years you are exempt if not you are subject to capital gains tax. You can do a 1031 and exchange the property into a different investment property in order to avoid capital gains. You could also move back into the property for another year if you want to avoid any tax consequences.
