Who you hire matters. Hire someone who has experience. Make sure that you get a prequal first so you don't waste your time looking for things that you can't afford and you know how much you qualify for. Also ensure you narrow down your search to where you want to be; top 10 things you want, area , number of beds and baths, sq ft, garage. In addition, look at some homes to find out which fits you. Experience does matter. You want someone who knows how to negotiate and knows what pitfalls that may happen in real estate transactions. It’s also important to get the home inspected. You don’t want to purchase a home then find out you got a $10K issue with the roof.
Make sure you price your home based on what the comps are. Some peple think they should price a lot more, and this isn't correct because it may not appraise for that amount, If homes have not been selling for that amout in that area and if it's there so long because others look a lot better then it’s overpriced. It will be stagnant in the first few weeks when most buyers should be looking at the home so you lose the window of opportunity and others will think there’s something worng with it.
Also ensure that the house is in high shape and you get professional photos. Also ensure it’s well kept and very clean. Who you hire matters. You want someone who knows how to negotiate and knows what pitfalls that may happen in real estate transactions.

I am so fond of my transaction on Grand Masters, a listing which is under contract right now. It’s because originally the homeowners overpriced their home for about $100K and after a few weeks, they decided to drop their price for $75K. The initial offer that we got was for $1M and after negotiating, we got the buyer up another $90K. It usually stays in the market for four months but I’m able able to move it in half the time that the sellers were so grateful for what I did they referred me another listing for another property they own.
I was working as an attorney at a law firm and didn't like litigation. It was long hours but not much of a reward. At that point, there were a lot of short sales as NV had a lot of downturn. My boss didn't want to help those people or any of that stuff with distressed homeowners so I decided to go do real estate. Since then I got a lot of clients and sold a lot of homes every year, got lots of rewards, was referred lots of clients who needed my help, and they are selling other homes with us and buying from us again.
I’m always learning new things. I was even coached by an agent who was one of the top real estate business coaches in the world. Also have been paying for coaching of this type for a decade and was coached by some of the best agents woldwide and have been coached as to how to negotiate offers and sell homes.
