Get clear on your numbers before you fall in love with a house.
Too many buyers start scrolling Zillow, find “the one,” and then realize they’re not fully approved or don’t understand their true monthly payment. Talk to a solid lender first, know your budget, and understand what your comfort level actually is, not just what you’re approved for.
Second, be decisive.
In today’s market, the best homes don’t sit around. If you hesitate, someone else is writing an offer. You don’t need to rush blindly, but you do need to be prepared to act when the right opportunity shows up.
Third, don’t shop for perfection.
Every home has trade-offs. Focus on location, layout, and long-term value. Cosmetic things can be changed. A bad location or poor resale potential cannot.
And finally, work with an agent who actually knows the market.
Not just someone who opens doors, someone who can guide you on pricing, negotiate aggressively, and help you avoid costly mistakes.
Buying a home is one of the biggest financial decisions you’ll make. The right strategy matters just as much as the right house.
Price it right from day one.
The first 7–14 days on the market are when your home gets the most attention. If you come out too high “just to see,” you will chase the market down, not lead it. The longer you sit, the more buyers assume something is wrong.
Second, condition matters more than you think.
You’re not competing with homes that sold last year, you’re competing with what buyers can see today. Clean, declutter, neutralize, and make it show like a model home. First impressions are everything online and in person.
Third, don’t take feedback personally.
If you’re getting showings and no offers, the market is talking to you. Listen. Adjust quickly. Sitting stubborn costs you money.
Fourth, marketing is not optional.
Professional photos, strong MLS description, proper pricing strategy, and exposure across multiple platforms are what drive traffic. If your home isn’t getting attention, it’s not the market, it’s the strategy.
And finally, hire someone who tells you the truth, not what you want to hear.
Overpricing a home just to “win the listing” is one of the biggest mistakes in this industry. You want an agent who can position your home to sell, not sit.
The goal isn’t to list your home.
The goal is to sell it… for the most money, in the least amount of time, with the least stress.
I’ve worked with just about every type of client you can think of, from first-time homebuyers to seasoned investors and luxury waterfront sellers.
A large part of my business is relocation clients moving to the Carolinas. Many of them are coming from out of state and need a trusted advisor to guide them through everything, from understanding different areas to navigating new tax structures, insurance, and waterfront regulations.
I also work heavily with buyers and sellers in the move-up and downsizing stages, helping them transition while protecting their equity and timing both sides of the transaction correctly.
On the higher end, I specialize in luxury and waterfront properties, where details matter more, pricing strategy is critical, and marketing has to be elevated to attract the right buyer pool.
In addition, I’ve helped many clients build wealth through real estate investing, including second homes, short-term rentals, and long-term rental portfolios across North and South Carolina.
And of course, I still enjoy working with first-time buyers, especially when they’re serious and ready to learn. There’s nothing better than helping someone navigate that first big purchase the right way.

One that stands out was a seller who had recently purchased their home and quickly realized the neighborhood wasn’t the right fit. They were concerned about getting out without taking a loss, especially after factoring in commissions and closing costs.
When I stepped in, the first thing we did was look at the data, not emotions. We analyzed current competition, recent sales, and what buyers in that price point were actually responding to. The home had incredible features, but it wasn’t positioned correctly for the market.
We made strategic adjustments, pricing, presentation, and how the property was marketed online. Professional photos highlighted the strongest features first, and we rewrote the listing to focus on what today’s buyers actually care about.
Within a short period of time, we generated strong interest, secured an offer, and negotiated terms that allowed the seller to walk away in a much better position than they expected.
What I liked most about this transaction was that it wasn’t just about selling a house, it was about solving a problem and protecting my client financially.

I got into real estate in my early 20s with no background in the industry and no real safety net.

I later aligned with REMAX, where I was able to scale at a higher level, build systems, and grow into a multi-market business across North and South Carolina.
