She took diligent note of our many (and often scattered) comments as we walked through different homes and would use that to help fine tune our future searches and help us remember all the different choices. Sandy provided a great sense of stability and a method to our madness that really helped us tackle this process.We soon learned that we were most interested in buying a new build aEURoespecaEUR? home. Walking into a model home with the many sales agents swarming at the door can be overwhelming. Not to mention, the builders sales agents have much more knowledge about the ins and outs (and critical aEURoeloopholesaEUR?) that can give them the upper hand. But Sandy handled this all with ease. We felt very confident interacting with the sales agents with Sandy there. She provided a strong and professional line between us and the sales agents, allowing me and my wife to not be distracted, and instead, focus on the main objective: finding our new home.While looking at various houses, Sandy had great perspective. She looked at every home as if she were making the investment herself. She didnt try to aEURoesellaEUR? anything. She simply gave us the pros and cons straight up and let us make the decision from there. Some sales agents would even jokingly ask aEURoeWhy are you telling them that?!aEUR? But this only built our trust with Sandy stronger. We were very appreciative to have someone truly looking out for our best interests.Negotiating a contract with a builder (and any seller for that matter) is challenging and complex but this is where Sandys many years of experience shined. She strategized with us before entering the model about what questions we needed answered, what offer we could make, and what our alternative plans were given different responses from the seller. During negotiations, Sandy was brilliant, making sure we got the best deal possible, not only on the sales price but also on upgrades, closing costs, etc. Again, Sandy is seasoned and meticulous in this arena and it really helped us through this part of the process.Finally, the personality of your realtor is a key aspect. You spend a lot of time with your realtor! Whether it be on the phone, over email, or in person, you get to know your agent really well. Sandy was a pleasure to be with. Very personable, pleasant, and easy to talk to. And we had a little 2-yr old son in tow during the whole process. She would even play catch with him while my wife and I were looking at a house (he still asks for her ??).Sandy has our full recommendation, to say the least, and we will use her again in a heartbeat for any future real estate needs.Thank you Sandy for everything!

But words wont fully do justice on the great experience I had in working with Sandy. I wasnt even sure I was staying in the state or that Id be ready to actually buy until the spring if I did stay. Upfront I told Sandy I wouldnt mind browsing but wanted to be clear and fair to her and her time. I also started with a pretty tight budget. But Even knowing I may go out of state and I was only casually looking I felt I got more than 100% effort from her as if I were as serious of a buyer as any. And while my budget was lower, she still treated me as if I were a top priority client. Right out of the gate I felt like she was working hard for me and providing solid options. She was always available and responsive. She was sweet and easy to talk to and made me feel at ease and that I had not only someone willing to work hard to find me great options but who listened to what I was looking for and was trustworthy and reliable. If I had questions she always did an excellent job answering them or finding the answer or getting back to me in a timely manner. She did a fantastic job in every aspect and way I could have asked for. And we found me a great property I'm really excited about. Without her I dont think we would have gotten it. ( 3 bids within 24 hrs of listing and 5 within 36 hours ) thanks to Sandy we put in a great offer and won. It all happened extremely fast and was as good of a property as I could have asked and All thanks to Sandy for her hard work and ongoing tireless efforts. I could go on and on but in short it is a rare thing in this world these days to find someone as quality to work with as Sandy Kay in any capacity or role. She provides top notch and bar none service on all fronts. I only wish there were some way I could further convey how impressive she was, what a great agent she is and what a pleasure it was to work with her. I would recommend her to anyone and couldnt imagine finding a better agent and should anyone reading this review so choose to use her I assure you, you absolutely will not regret it.

When we first interviewed her, we were immediately impressed at her attention to detail and her thorough explanations of what to expect when buying our home. She answered all of our questions with eagerness and cheerfulness. When we started browsing homes in the online portal, she previewed homes for us if we couldn't be there and sent us tons of pictures and listed her concerns. We were able to cross several homes off of our Favorites list this way without needing to travel to each house for a viewing. This was incredibly convenient. When we viewed our first homes, we fell in love with one of them and were going to wait the weekend to make an offer. She encouraged us to make the offer the same day if we really liked the house, because she suspected that by Monday, other offers would be made. We took her advice and made the offer, and sure enough, another offer was placed Monday morning. She negotiated hard for us, and despite the other offer being higher than ours, the seller signed with us!! Sandy continued to negotiate hard for us during the option period, securing seller's concessions that reduced our closing costs. She stayed on top of the vendors to ensure that needed repairs were completed correctly, and she was always responsive to our texts, phone calls, and emails throughout the entire process. We cannot say enough about how wonderful our experience was with Sandy as our real estate agent. We will be recommending her to everyone we know who is buying a home!!

ZillowVERIFIED They say buying your first home is very stressful, and while I have to agree with that idea, my stress was significantly reduced having Sandy there to help us. Also having no previous experience with Realtors, or home buying, I had no real assumptions on how things would go, or anything to compare to. I have to say though that Sandy made things so simple! She worked with our time frame when we wanted to see a house, and was fast to coordinate things, sometimes day of the request, and would work it into her schedule. We had a tight timeline as we were expecting our first child in mid July, and had basically a month and a half to find a house and close. Needless to say that's where most of the stress came from.From the time we officially started looking at houses till the time we had an offer accepted was roughly 11 days. So it was a whirlwind. Sandy was a calming presence though through the whole process. She was great at explaining things, offering little nuggets of insight, local knowledge, and experience. She did a great job at negotiating in a very hot Dallas real estate market. She was very friendly, and kind. Always personable in our conversations, and kept things informal while being professional. It felt like it was more a friend helping us, look for houses, and negotiate. I felt like she had our best interests at heart from the get go. Since we closed on our house, Sandy has checked in on us multiple times to see how we are doing, how our baby is doing, and if we had any questions. She even went above and beyond to try and communicate with the seller when we were having issues getting our internet services set up. My wife and I highly recommend Sandy as your realtor whether it's your first home, like us, or your last home purchase. You won't regret it.

When I first met Sandy to let her know what I was looking for she walked me through the ins and outs of this market, and also some of the options available in the offer and negotiation stages to give us an edge. I was thoroughly impressed by her knowledge of the offer options, laws, and the way sellers would perceive them. It was immediately clear to me that Sandy had spent years diligently mastering her negotiation tactics and contuing her education as the laws and markets change. Not only was I confident in her negotiation abilities but because I was shopping from over 1,000 miles away Sandy went above and beyond to prescreen houses before I flew in to optimize time seeing houses. I had limited time to look at houses each time I flew in, but Sandy always made herself available far beyond reasonable expectation. While walking through houses you can focus on the feeling of the home and layout while she has great attention to detail and can explain the reasons for many imperfections that you may not immediately notice. Once we found the perfect home for me she advised me through the offer and negotiation process. Through the funding and closing process she was extremely quick to communicate with not only me, but also with my lended and the sellers agent to move the process along as quickly as possible. We ended up closing in 3 weeks after offer on a perfect move-in-ready home for thousands under list price and the appraised amount even in this hot market. Sandy and the Kocher team deserve far more than 5 stars in my opinion. As long as Sandy is still selling real estate there is not a chance I will ever consider another realtor, and if you are searching for a realtor I truly believe you are doing yourself a disservice if you don't work with Sandy.
