Selling my mother's house through Sam was a great experience. It was on the market for one week! What I liked most about working with Sam was that he stayed on top of the listing and sales process from start to finish. At the start, he met my brother and I at the house, reviewed the house thoroughly inside and out, and asked us a lot of questions so that he could get a full understanding of the 57 year old house (that we grew up in). The house has a lot of wear and tear, and Sam took this into account when estimating a sales price. I was comfortable his assessment from day one and the final sales price was more than the asking price. Sam communicated regularly, answering questions in an easy to understand manner. He is flexible and will adjust his protocols (e.g., meetings, communication, etc.) to the seller's/buyer's needs within reason to keep his customers informed. I respect his integrity in selling homes, that is, in advising us on whether or not to invest in the house to be sold before listing (his advice to us was to sell the house "as is"). Sam was also a great "firewall" to protect us from potential buyers that were not likely to be able to back up their offers, or who would possibly get us bogged down in negotiations and haggling over minute details. Closing was a cinch. I'd recommend him to anyone wanting to sell a home.

We just concluded a move from northern Nevada to Texas. It involved selling our Nevada home and finding a home in Texas close to our family. Sam Thomas of Providence Group Realty did an outstanding job of helping us find and evaluate a place that would meet our needs. He was aware of our relocation desires to be near our grandchildren and would regularly email us updates on available homes that met our criteria. When we could make a trip to look at homes in the Wylie area, Sam and his team were always available to set up the desired appointments to view homes. The most impressive thing, however, was the assistance at the closing, and the information he shared, informing us of the decisions we would need to make in transitioning to a new state. Sam has a great team and we are thankful for our connection with them.

Sam is a spectacular agent and I would argue he is perhaps the best agent we have ever seen. My wife and I have been through the house-buying process several times; and in that time we have always worked with different agents. From that we had built up an assumption that the act of house-buying would always be a bit of a cookie cutter experience. But after working with Sam we realize that he in an entirely different tier from everyone else. Our journey started when a family member had a medical incident over Christmas 2024 which prohibited the use of stairs. So we quickly found ourselves shopping around for a single story house. We somehow lucked out and met Sam and immediately my wife and I commented on how professional/meticulous he was, and that made us absolutely want to work with him. Early on I had taken note of how knowledgeable he was about key things to look out for with home maintenance. He was pointing out cues for sewage pipe integrity, questionable electrical panel manufacturers, proclivities of construction trends through the times, and dozens of other considerations people usually overlook. I am someone who reluctantly claims to have done it all; crawling through the attic to replace AC ducts, painting cabinets, excavating concrete to add sewage lines, sweating copper pipe, replacing toilets, building walk in shower pans, laying tile, hanging drywall/texturing, building custom cabinets. Having experienced all of that, it was refreshing to meet an agent who knew enough to recognize and point out problems that I normally would. Negotiations and closing were made so incredibly easy with Sam and his team as well. We hardly had to do any thinking, before we brought it up, their team always produced offer/negotiation strategies, title or floor-plan inconsistencies, and considerations to plan for as the closing date approached. He even gave us a post-closing package detailing several recommended actions to help save us money and heartache in the long-run. As my wife and I continue diving into real estate investment, we will absolutely be reaching out to Sam again to work with him in the future.
