Review I recently had the pleasure of working with Sam to complete a 1031 exchange and acquire a home in North County. This was quite a complicated transaction due to the precise timing and coordination required for a successful execution. I had a very specific list of criteria that I wanted to meet with the replacement property, and Sam patiently and attentively listened to all my preferences. While I was awaiting the sale of my property, Sam continually kept in touch with me about my progress and searched for replacement properties that met my criteria. He made me consider options that I had not previously considered, and this really expanded my field and enhanced the odds of success. It was a bit of a shifting landscape, as it took longer than expected to sell my property and that obviously affected our replacement property search. Sam ultimately came up with a creative strategy to place a contingent offer on a rare home that became available even before I sold my property. The strategy paid off, and we ended up successfully closing on the home and getting a great price in a competitive market, which is not easy to do with a contingent offer. Throughout the process, Sam was calm, confident, and always gave me the right advice. He fought hard for me throughout negotiations, even if it meant compromising on his bottom line. He accepted a lower commission for himself when the selling party insisted on it (just so I could have the best chance of getting the home I wanted), and he dissuaded me from pursuing other more expensive homes even though they would have yielded him a higher commission. I have worked with many realtors in my career, and Sams integrity and work ethic is without a doubt unmatched. Beyond being a great realtor, Sam is truly a wonderful person. In an industry where relationships are fleeting and transactional, Sam is such a breath of fresh air. He forms long-lasting relationships with all of his clients and continues fighting for them well after the closing date despite having no legal obligation to do so. In my case, he tirelessly coordinated with numerous people to find the most reliable and reasonably priced workers to perform the needed repairs after I purchased the home. He also helped me set up my place so that it would basically be move in ready and make the transition seamless. Sam is not just your realtor, but hes your advocate and your friend in every way. He doesnt just care about making money from his services and moving on to the next client. He cares first and foremost about making sure you are happy, beyond just getting you your dream home! From the time I was still trying to sell our home in Hawaii while my husband was deployed, through the move to San Diego, Sam had been sending available listings to give us an idea of what the housing market and inventory looked like, in and around San Diego. While the market fluctuated and the inventory declined, we hesitated with the horrendous interest rates (coming from an era when interest rates were at 2%, its difficult to accept rates at 5%). Yet, Sam was patient, asked the right questions and he allowed us to understand the market trend, based on our circumstances, he also afforded us the opportunity to recognize the pros and cons by setting up a meet and greet with a lender. Review As buyers who looked at houses from North County to Point Loma, Sam Miskowicz took the time to get to know us, listen to our requirements and help sort through dozens of homes to find ones that matched our highest priorities and filter through those he felt would not make our cut. Initially we were just testing the market for location and current pricing for a move in 6-9 months. As recent east coast transplants we were just learning the San Diego area and the local real estate market. We asked about a house and explained our timeline and Sam still gave us 100% effort to show us any homes we were interested in; once he knew what we were looking for he would proactively send us homes that met our growing criteria list. Sam invested his time in us and it was an easy decision to use him as our buyers broker after working with him. He is friendly, proactive, knowledgeable and was available anytime we had questions via text, email or phone. He made it very easy for us even though real estate processes have some major differences between here and Massachusetts. He built relationships with the selling agents to ensure they remembered us. Sams expertise in negotiating our first offer provided us with a menu of numerous ways to enhance it, we selected a couple of them and got our initial offer accepted. After the offer was accepted he stayed as proactive and involved as he was in every other phase for all the follow-on steps: home inspection, final walk through, and getting the keys. And his team at Sea Villa/Serri Home Team was complimentary every step of the way. Sea Villa provided timely written and video information every step of the way that let us know what to expect and friendly email reminders for action or a reminder to get critical tasks done.
