Being a long time resident of San Clemente, we understood how a local agent specializing in SW San Clemente was required for this micro market. Ryan built a relationship with me over many years even before we considered selling the home. In SW San Clemente there are 5 or so top realtors and we know them all personally. Although Ryan is the youngest and newest of these top producers we selected him to sell the home that we loved and handle the largest value financial transactions we are ever likely to have. Why did we select Ryan? Ryan is communicative, honest, extremely hardworking and knows SW like the back of his hand. Ryan is also honest and forthright and does not hesitate to guide his clients with fact filled, researched advice. Ryan handled our sale extremely well. Having had the property rented out, Ryan and his team coordinated improvements that were needed when we were across the country and was extremely pro-active in marketing the home. In fact, the eventual buyers came in through an open house which a lot of realtors say do not bring in buyers. Ryan guided us through listing the house and adjusting the price during a change in the local market after the Spring. The only reason I did not give them five stars all across the board is because I felt that there could have been better communication on their process that they use to sell my home... But with that said once the line of communication was established I was quite impressed with their progress to sell.. We sold both homes within one week of listing. They way they promoted the sale of our homes was very impressive... The photos, pamphlets, yard sign and open house was top of the line first class all the way! ZillowVERIFIED After a year and a half of trying to sell our home, we were truly discouraged. We got offers, but they were so low we felt devalued. When the home listing expired, we were not excited about listing again...then among the many realtors who called us hoping to get the listing, along came Ryan Schramm. While he wasn't aggressive in the sense that we wanted to simply hang up on him, he seemed to bring hope to us. He simply said if we did all he asked, he would sell our home. He is young, charming, but also very professional and so we agreed to try again. As he asked, we did what he asked. It took us about 4-5 weeks to accomplish everything including agreeing to a stager whom he has used several times before us. The stagers told us that they had worked with him about 6-7 times and that he sold every house they had staged. Within two weeks we had 5 offers, each one better than the one before. Literally we were out of our house within 4 weeks from this point. Frankly I didn't think it was possible. My greatest concern was the cost of the stager, but I went ahead because I had faith this boy/man wanted to and would sell our property. I am not saying it was easy to commit to upfront money, but ultimately Ryan fulfilled his end of the bargain. I would not hesitate to recommend him if you want to sell your house.

To make a long story short.......I had my house for sale by owner and as a former real estate agent many years ago, I really thought it would be no problem as I had a nice floor plan with an excellent lot in a coveted neighborhood. I had also bought and sold "by owner" a couple times before. Boy, has the market changed in these years! When I first talked to Ryan he was very kind and helpful without ever being pushy. He kept in touch with me every couple weeks to see how much progress I had made on my own. I staged my house, had pictures taken and priced my house well below the comps. Why wasn't my house selling??? The hot summer market was coming to an end and fall was upon us. I had really wanted to sell my house before the end of the year. Ryan promised me that if I listed with him and followed his plan, he would sell my house in 30 days. I felt I had nothing to lose especially since he felt that based on the sold comps that he would actually raise my price 20K. So, I went with him. He tweaked the staging a little with his excellent stager, had better pictures taken and did a great marketing job. Ryan held to his promise and at the end of the first week when the house was back on market I had three offers!!! Ryan handled all the details during escrow and I didn't have to stress or get involved. Seriously, this guy is GOOD. I can't recommend him highly enough.

ZillowVERIFIED I always thought that real estate sales had very little wiggle room on price - the recent comparative sales I thought set the market price. I was wrong. That old formula did not factor in what Ryan Schramm can do and his innovative and successful techniques. He visited my property with several real estate professionals and a stage setting executive to determine what was needed to improve the attractiveness of my house at top dollar (which he of course exceeded). The market was around $330 per sq. foot and he ultimately created a buying frenzy which resulted with six buyers making offers above $365 per sq. ft. and the winner paid $375 per sq. ft. - above my overly optimistic asking price. "Impossible" as far as I thought at the beginning. My house was on the market for less than 6 weeks - as he predicted! He said if you fix up the house in accordance with his team of professionals, you will get top dollar and within a 4 - 6 week period. He also mentioned that if the house sits longer than that, the agents believe the house is stale and unattractive to the market - you don't want that - no one will show up to buy. We had so many buyers to look at the house that we had to control traffic at the front door! His virtual internet tour made my house the talk of the town! His concept is clear - if the professionals know that extra work is required - it must be done - even before listing it. I figure for every $1.00 I spent, I received an extra $10.00 back! A ten times return, in less than 2 months - try for that type of yield in the stock market. Keep in mind that I developed a few extra blisters by working hard to accelerate deferred maintenance that almost every house has. Also, the "staging company" he recommended (HOM) nailed it - I wanted to buy the house back when I saw what excellent staging furniture, fixtures, pictures and lighting could do to beautify a house. Wow! As far as his responsiveness, he was excellent. I had problems with my termite company showing up on time and he came immediately to the rescue and arranged a very good and responsive substitute termite company that also did excellent repairs. I had to have a fire door installed to meet the lender's requirements (the highly-detailed Veteran's Administration) and he came through with a replacement installer within 24 hours - when mine told me it would be "at least two weeks". He also was very honest when he evaluated my neighborhood and the desirability of my area. He is a very pleasant person - but he wants you to sell your house and is relentless to make sure your house is ready to sell immediately and at top dollar. If you sell your house, sell it immediately and in a matter of weeks - at top dollar - with Ryan Schramm. His innovations are unique and highly successful! I can't think why anyone would choose anyone else to sell their home, their largest and dearest investment. My neighbors could not believe the price I got.
