FAQ
Get pre-approved before you start looking seriously. Well-priced homes in Ulster and Dutchess County still move quickly, and a pre-approval is what lets you write a real offer the same week you see the right house. Second, understand what you are actually buying up here: a lot of Hudson Valley homes run on well and septic, so budget for those inspections and never skip them. Finally, be honest about the practical stuff - the commute, and what a place feels like in February versus October. New Paltz, Kingston, Rhinebeck, and Saugerties each have a different rhythm, and the right town matters as much as the right house. First-time buyers should also look into SONYMA programs early, because they can change what you are able to afford.
Price it correctly the first week. The most attention your home will ever get is in its first ten days on the market, and an overpriced listing burns that window and then spends months chasing the market downward. Second, get the house ready before it goes live, not after - decluttering, a deep clean, and real photography return more than almost anything else you can spend money on. Third, know who your buyer actually is. A home in Woodstock, Rhinebeck, or Saugerties may well be selling to someone driving up from the city on a Saturday morning, and that changes how you present the property, how you schedule showings, and how you market it.
I work with first-time home buyers across Ulster and Dutchess County, sellers who are moving up or moving on, and a good number of New York City buyers looking for a weekend or second home in the Hudson Valley. I was born and raised in New Paltz, so a lot of my work is helping people who are new to the area figure out which town actually fits how they want to live - New Paltz, Highland, Rosendale, Kingston, Gardiner, Saugerties, Woodstock, and across the river in Poughkeepsie, Hyde Park, and Rhinebeck. I also work with investors and clients buying land or rural property.
