FAQ
Make sure your credit is at least over 600, and you know what monthly payment you can afford to determine your price point for buying. Also know your debt to income ratio. You dont want too much debt (monthly payments for loans) to eat up too much of your gross income, otherwise banks won't give you a loan because your debt (money out) is too high based on your income (money in). Your monthly payments should be no more than 28% of your monthly income. Plan for closing costs of at least $5k-8k (based on a $200k ish sale price. It goes up from there depending on bank and fees.
When you do updates to your home - hire a professional. I see so many homes when showing them to buyers that have terrible work that was done cheap or by owner and its a huge turn off to clients. And if your house isnt selling for a few months - its always the price. Doesnt matter how much we market the house or how many open houses we do, if people arent willing to pay the price for the house it won't sell and those are the things you need to keep in mind when selling. The price you want is not always the price you can get.
I have worked with all types from first time home buyers, VA loans, and conventional loans.
It was my first sale. It was on a home that the listing agent made very clear there was no wiggle room on the price, but we managed $3k in concessions, multiple repairs, and an additional $1k off based on reinspection.
A friend of ,ine sold me my house in Valpo, and he said with my background in sales and digital marketing running an agency I'd be great at selling and buying homes. I loved the process of buying my home and wanted to do that for other people and find them their dream home or best starter home. I enjoy the problem solving and negotiations that come with the job. So I got my license and I'm really enjoying the work.
I run a digital marketing agency for small businesses so I am well versed in sales, navigating contracts, talking to people, and using technology to do my work as a real estate more effective and strategic. I have bought two homes personally and understand buying a home for the first time and what to look for as well as buying a new home to upgrade and navigating buying while selling and owning another home. I have great personal experience to draw from and can help my clients make the best decisions for themselves.
