I live in Washington, so all transactions were accomplished long distance. The buyers had a pre-approved interest rate if the house sale was completed by a certain date. Ryan got all the documents, including some he had to run and get from the courthouse, in record speed. He was wonderful to work with and kept me updated on all the title company paperwork. Our property was a high end property that required specialty marketing. Our house was sold within a few weeks of listing. First, Ryan helped us optimize our sale price while limiting the stress associated with a home sale. He was a straight shooter from the get go and helped us set a realistic sale price based on a detailed market analysis and current market trends. Second, his marketing material included professional photography, 3-D tours and aerial photographs providing an excellent presentation of the property. We were particularly impressed with the 3-D tour that highlighted the unique features and beauty of the home. Third, Ryan took a lot of the selling stress off of us by helping us find, deal with, and get priority with reliable contractors to do the maintenance and inspection work needed to get the house in shape to sell. In the Los Alamos area it is difficult to obtain contractor services in a timely and quality manner. Ryan helped us find roofers, handymen, cleaners, and inspectors. He helped expedite getting work scheduled in a reasonable time frame, and even showed up to let them in the house when they needed access and we were unavailable. The contractors he hooked us up with were reliable and stood behind their work and, in one case, came back multiple times to fix unexpected complications. Fourth, it was easy to work and communicate with Ryan. He picked up his phone whenever we called or returned our call shortly after. He also provided us with frequent detailed updates on the selling process ranging from the scheduled maintenance work and completion dates, showings, buyer?s status and closing date. Ryan was highly referred, respected and trusted by our first Realtor, who became seriously ill and sadly, passed away. We didn?t know Ryan but quickly became very grateful for his expertise and willingness to do what ever it took to help us. We soon considered Ryan a friend who cared and his advise was so greatly appreciated! We had a very unsettling experience with the renter who refused to leave after we gave her over two months notice. After giving her notice in June 2021, we finally had our rental vacant in October. I can?t even begin to tell you how simply awful that was to deal with and Ryan was completely understanding, accepted delay after delay and was always available and helping when we were very discouraged. When we were finally able to get the home, there were several projects we wanted to do to have the home ready for buyers. It was just one delay after another and Ryan was there every step of the way. When Ryan was finally able to list the house, he was all ready and it sold within a week! The relief just fell off our shoulders! We can?t recommend Ryan Maupin highly enough!! Thats not an indictment of the others, but a testament to how good he really is at his job. Ryan had an obvious and demonstrated familiarity with the area we were selling our house in and used it to get us a great deal. Sure, it had a something to do with the market, but we were able to take advantage of the market because of his knowledge and expertise. His knowledge of the process and ability/willingness to explain it to us were likewise impeccable. Ryan was the most responsive agent weve dealt with, returning our calls promptly and answering any questions we had within minutes over email. Ryan was willing to do (and enthusiastically offered) to do any little thing that would help the house sell. On top of that, he helped us with some misrouted mail issues we had well after we were gone; something he certainly did not have to do.
