The best advise I can give is to get pre-approval with a lender. This way you know how much you can afford to purchase without looking at homes that are over your budget.

You need to stage your home with minimal personal belongings. The less "clutter" the bigger your home will look to a prospective buyer. Also, wipe down the trim, doors, baseboards, and switches. People always forget these and to a buyer, they look at this to see how clean a seller is. Typically, a buyer will say they must take great care of the home since these items are nice a clean.

I have worked with all types of buyers and sellers from fresh out of high school to retirees. Many first time home buyers and people looking to downsize their home. I have worked with people looking for $15k lots to very expensive homes. I feel everyone deserves the same type of treatment and consideration no matter how much they can afford to spend.

I once worked with a first time home buyer who was pregnant with their second baby. The dad was working out of the country and she was trying to do this all on her home plus the help of family. We did the home inspection and final walk through and everything was in order. 2 hours after closing, the AC quit working. Unfortunately, she did not want to purchase a home warranty due to limited funds. I worked closely with an AC company to get her a new unit at cost with free installation of which I paid for myself then purchased her a home warranty. She was and still is forever grateful.
