I had never bought a condo before, so she helped us understand the HOA, H06 insurance, etc. But she really earned her money at closing. My bank required some specialized insurance from the HOA. We didnt understand what was needed, and expected the loan to fall through. Rosalind found out what the bank needed, contacted the HOA, worked with the HOAs insurance agency and my bank to get the insurance purchased and the loan closed on time. I was really impressed and Im glad we worked with her. Besides all that, shes a very nice person too.

She was helpful in the property selection process and the coordinating of all relevant institutions including the lender, inspector, title company attorney, etc. She acted as my eyes ?on-site? providing a video walk through, of the property during and after the inspection. She made sure that all necessary repairs and upgrades were done, and she followed up helping to nailing down the closing date (there was some confusion on the banks part as do the expiration date of the contract period). She left no stone un-turned in making sure the process ran as smoothly and as comfortably as possible for me. ZillowVERIFIED Theres a truism in real estate: the 20/80 rule. Basically, 20% of all the brokers are responsible for 80% of sales in their area. Rosalind definitely belongs in the 20% category. Shes not flashy or pushy and her self-deprecating humor might deceive you, but she knows, knows, knows her stuff! Especially for us, coming to New Orleans from out of state, her expertise proved invaluable. Not only did we find our perfect retirement home at the right price but we were able to negotiate the endless forest of paperwork, inspections, insurance policies, forms, certificates?you name it, Rosalind knows how to deal with it. Just for one example, she suggested the seller kick in an amount equivalent to a needed repair uncovered by the inspection report. Thats the sort of insight born of experience. Another instance: she couldve upsold us on a much pricier property?and made a bigger commission?but agreed with our gut feeling that it was too much house. And her many, many kindnesses after the sale?from advice on closing to supervising the alarm hookup to a lovely welcome gift bucket?just make us love her all the more. If you are fortunate enough to have Rosalind Thibodeaux as your real estate agent, relax. All you have to do is go with your gut and find your perfect home. She will make it happen.
