ZillowVERIFIED We would ABSOLUTELY recommend Rob to anyone buying or selling their house. After selling our house in VA and moving back to a part of PA we weren't incredibly familiar with, we got in contact with Rob through our VA realtor. Rob helped provide us a great lay of the land for the different areas around Doylestown. Working w/ Rob, we ultimately set-out to build a home in Chalfont. He was fantastic throughout that process. Although we had bought a home once before (resale), we had never built a home before. He always made us feel we were his most important clients. He was extremely responsive and very transparent with any sort of planned personal events. He was available via phone, text, or email for any question we had, whenever we had -- which is what everyone wants out of a realtor. If he was going to be out of pocket for a short period of time, he always let us know that. In one case, heading into a weekend, we knew the builder would have some documents for us to review while Rob was out. He committed to reviewing them the very next day (after he returned from his trip) and instead reviewed them that evening he returned (a day earlier than he committed), and got back to us that night with all thoughts/concerns to consider we bring up with the builder. We honestly weren't sure at first if most people utilize a realtor when building a home, but are so glad we did and that it was Rob! Rob made the process for us, a breeze. He often thought of varying ideas to pose to the builder, that we would have never thought of on our own (one such example: asking the builder for an interest bearing account for our initial deposit on the house while the house was being built). As we picked different details of the house, he brought knowledge of potential impacts those could have from a resale value for us to consider years down the road. Additionally, while the home was being built, we were renting and originally deliberating on when the right time would be to inform the landlord of our plans to build and eventually move out according to our lease terms & conditions. My wife was nursing our infant son at the time, and we really didn't want to have to deal w/ impromptu "visitors" as prospective tenants stopping by, more than we needed to (by telling early), but we needed slightly more time under our lease to align with the delivery schedule of the home, which became a negotiation with the landlord that Rob graciously advised us on and helped us navigate to get what we needed. His negotiation skills and understanding of contract language were superb. Again, Rob was great -- responsive, paid attention to detail, was accountable, possessed strong negotiating skills -- all the things you want in a realtor!

ZillowVERIFIED We are so grateful that we found Rob as our realtor. We met Rob when our home was not ready to go on the market and we were not even positive if we wanted to sell. Rob was patient with us and showed us dozens of houses even though we were not yet serious buyers. We eventually decided to list our house and Rob had it under contract in 10 days. Shortly after we had our new house under contract. Moving is very stressful and having Rob as your realtor, whether buying or selling, will make it less stressful! We worked with Rob for about 9 months and at no time did he pressure us into selling our house or buying a house that was not right for us. Overall, Rob is a great guy looking out for your best interest. We hope we don't have to move again anytime soon but if we do, we will call him without any hesitation!

When we first decided to put our house on the market, we thought it would be wise to meet with a few different realtors to make sure we were making the right decision. Rob was the first one we met with. Two seconds after he walked out the door, we both looked at one another and said, "Maybe we don't need to meet with anyone else". We cancelled the other meetings and called Rob to tell him the good news. Before the house went on the market, he gave some great advice about a few things he thought we could do to help in the process. He also hired an excellent photographer for the online photos. Within the first 48 hours that the house was officially on the market, we had 8 showings and 2 offers on the home. We were under contract before we knew it and everything after that went smoothly due to Rob's professionalism and his staying-on-top of everything. He priced the house just right to not only get a lot of interest but also to get us some very attractive offers. The best compliment I can give him is to say my wife and I would not use another realtor; he does business the way business should be done, and always is looking out for the best interests of his clients.

ZillowVERIFIED After working with another Realtor for 2 years and failing to find and secure a house, switching to Rob Wolfson was a breath of fresh air! Not only was he way more proactive and responsive to us while we searched for our house, he brought way more knowledge and experience to the search as well.Rob was especially instrumental in helping us finally get the house we were looking for. We had placed an offer on a house and we're quickly told we were beaten out by another offer. We were not give a chance to counter. Rob called us to inform us of the bad news and I got off the phone disappointed, angry, and bewildered by the fact they wouldn't ask us for a counter. Rob was feeling awful for us and got creative. He called us to tell us how bad he felt about it and that he had an idea, we would present a counter offer anyway. Although they verbally accepted the other offer, they hadn't completed and returned the paperwork to make it official which would be done the next day. We got our counter to them that night forcing the listing agent to present it to the seller's and they ended up accepting our offer.I can't express enough how much Rob's dedication, persistence, and creativity helped us in securing our dream home. We would definitely recommend him to anyone looking to purchase or list a home.

ZillowVERIFIED I was looking for a home in the Doylestown and New Hope areas and didn't really know what we wanted specifically, a house just really had to click and we had some loose criteria for Rob to work with. He was able to make nice recommendations and was really helpful in letting us see all the listings we would send him. We were also able to work really quickly and knock out a lot houses in a day or a weekend. He never wasted our time and could tell sometimes before walking into the houses that we wouldn't like them, he also gave good advice on certain houses regarding things we might have missed (noisy neighbors, obvious repairs, etc...). We found a house we thought we loved and Rob helped us successfully negotiate a lower asking price that we were happy with; he also got us through that process quickly. He helped us get to the closing day very smoothly by recommending inspectors and appraisers. Everything worked great until the final walkthrough when we noticed the entire first floor had been flooded after the sellers disconnected the washer the dryer. The deal had to fall through, but he didn't pressure me into closing unless I was happy and when it was clear the damage was too great he helped me back out of the deal and have all my deposit money returned. We started looking again and changed our search parameters a bit to hopefully find something faster and also started considering the NJ border. He was able to connect me with his mother who was able to show me houses with him in the Lambertville area, although in the end we were happy with a house in New Hope that we loved even more than the first house in Doylestown. After that, inspections, appraisals, mold tests and everything else went really smoothly because we already knew everyone to work with. Rob helped ensure everything on the inspection report was fixed by the sellers who were very easy to work with. He also helped out a lot and covered the second round of inspections, which was nice after going through the experience with the first house. All in all, Rob did a great job showing us houses we actually wanted to see while addressing each of the listings on the long lists we would send him. He also had a good sense of humor about certain houses and provided good insight about what he thought I could expect from neighbors, maintenance costs, etc. He was very responsive through phone or email, and when things got rough with the first house he was able to help me get out of that with all the deposit money. Then when we found a house again he was very helpful in going through that whole process all over again but doing just as good of a job as he did with the first house.

He had a thorough understanding of our search area, making suggestions on where we could find potential homes matching our wants.
