Always work with, and be represented by a local 'Buyers Agent'....it's at no cost to you since the Sellers Agent splits his commission. Get prequalified for a mortgage and determine a price point that fits your family budget. Then create a "wishlist" of features you'd like in your new home, and the "must haves" (deal breakers) and know the difference. When looking at resales, be patient and don't settle. If you find a resale home that meets 80% plus of your wish list, you've probably found the one. Otherwise build new...and realize there are always trade offs when searching for a home...and have fun!
Price it right from the start. Don't test the market and over price it. You won't get the showings and the listing could potentially go stale, to only make price adjustments and chase the market.
Know that homes in top showing condition, usually sell for top dollar and more in this sellers market! Work with a good local agent who knows your market, who's going to be "your go to agent" throughout the process and the one who returns your texts and especially your phone calls. Not the head of a Team who delegates all your future interactions with their assistants. Agents that advertise 100's of transaction each year have a team of agents who's sales are listed under the Team Leaders name for marketing purposes.

Does the value of my home affect the commission that I pay?
Since real estate is local, so are the practices of working with an agent. Here in Raleigh NC the realty commision paid by a seller is a negotiated percentage of the Sfinal ale Price, not the value as you would see published in tax records.

Patio homes are also detached, single-family homes, but with smaller yards. These compact backyards are perfect for creating patios, giving rise to the name, patio homes. A patio home is often a low maintenence detached home that is built upon a concrete slab versus a crawl space, and they usually have a fenced patio in lieu of a yard.
