Answered Questions
I'm not sure why you would want to cancel a contract to sell it for a cheaper price. Once signed a contract is binding on both sides. If you were to cancel it might lead to some legal ramifications. If you are selling this house on your own without a licensed agent I would recommend that you reach out to a real estate attorney for advice.
Cost to list your property can vary state to state and even within your state some areas might have different costs. Typically, commission is negotiable between you and the brokerage you hire. But seller beware you usually get what you pay for. Lower commissions don't necessarily help you in the long run. Hope this helps. Happy selling and God Bless!
A good Realtor or Real Estate Agent is essentially the same thing. They should help you in a lot of different ways. Like helping you navigate problems before they arise. Figuring out what the market value is of the home your are selling or buying. Interview several agents before making a decision and let them know that you are interviewing multiple. And if you are selling never hire the agent that offers you the lowest commission. IT WILL END UP COSTING YOU IN THE END!! Don't focus on the commission. Focus on what you will NET in the end. A strong agent will help you NET more than a weak agent. #1 mistake I see people make when choosing an agent. Just because an agents face is plastered all over the place or they appear to sell a lot of houses does not mean they are a strong or good agent. Ask the quesions like: 1. What is your sale price to list price ratio? and don't settle on their word. Ask them for proof of that from the MLS that they belong to. 2. What is your average Days on Market for your sold listings? Again don't rely on their word. Ask for verifiable proof. 3. What happens if my house doesn't sell in 14 or 30 days? This can vary based on the market but your agent should have a plan in place before you ask. 4. Are you willing to lower your commission? If they say yes right away then that is not the agent for you. You want someone that is going to fight for their commission the same way they are going to have to fight for your equity when the time comes.
What a blessing to have received 4 offers. By now you have probably selected one and if you have not hopefully this can still help you or someone else in the same situation. The simple answer is to ask for highest and best from all 4 parties and let the cream rise to the top. I would not be afraid of that and if someone is willing to pull out because of it I'm sure that it is a blessing in disguise. They probably would have backed out somewhere along the process anyway. If there are certain terms that you are looking for then let your agent know to pass those terms along to all 4 potential buyers. This forces your agent to start dialogues with the other agents more than just passing along emails and texts. Sometimes these dialogues can bring other unknown things out when agents are discussing. The appraisal protects you and the buyer. If it comes in low then that changes the terms of the agreement and gives not only the buyer an opportunity to back out but you as well if you can't come to an agreement. And don't be afraid to pick out the best of the 4 and negotiate that one individually. Let them know that you would them to raise their price XX amount and not go to highest and best. Especially if it is a cash offer with no concern of appriasal. Weigh all these things out with your agent. Discuss all 4 offers in detail. If you need more time to think them over then do that and let the buyers agents know you need more time. The right buyer will wait. I pray that you will make the right decision. Good luck and God Bless!
Barbara you best place to start would be with your local Board of Realtors. You should be able to easily find this with a google search. This will at least get you pointed in the right direction. And as Georgui mentioned in his reply you definelty want someone with Commercial experience. You don't want to hire and agent that works mainly in Residential sales.
